Kendall's
Baptist Hospital, and in two years would be moving futher west to the new Baptist hospital by krome ave and Kendall ave.

Where can i get a list of resently sold properties?
How good or bad is the commute traffic going west in the mornings?

For these and other questions, your best option would be to make a buyer's representation agreement with a local REALTOR member of the MLS. Caveat emptor if you do not.

I'd be happy to send you a list of recently sold properties, and like many others have indicated, you want to live as close as possible to your workplace. Traffic here can be pretty intense, and it would be the last thing I would want to deal with after a 12 hour shift.

If you plan to work in The Baptist Hospital in the Kendall area theres is not way you can buy a property in Miami Beach. You will spend hours daily driving. Your best bet is to buy in Kendall . Kendall is a beautiful, you can have a lake front house, or with a pool, Call me at 305-794-8435 when you are ready to come. I leave in Kendall and I will show you the house than you can buy. Try to be pre qualify with your bank

Leave near to the beach or infornt of it is a paradise if take in consideration to relax. But in the Miami Metropolotan Area going to work far from where you live, it may become a nightmare. So besides location, what type of property are you looking for? and at what range of price? Are you looking for a good deal? Are you pre-qualified? Are you single or married? Do you have children? Dear Roger,
I totally agree with Wenceslao's,if you are working in Kendall there are plenty of nice homes close to Baptist.Even going against the traffic you will still be spending a lot of time on the road if you chose to live on the Beach. By the way I live and work in this area . Maybe a home with lakeview..?? I'll be happy to help!

Roger, I actually feel Dadeland or Coconut Grove may better suit you. I've lived in West Kendall (refers to the area of town) and now live in Miami Beach. The communte is typically easier as you'd be going against traffic (if you get a morning shift). However, as some have mentioned, why waste so much gas?

Dadeland is in East Kendall (77th Avenue area) and less than 2 miles miles from Baptist Hospital (87th Avenue area). Going West on Kendall Drive (88th Street. In our County, streets run East to West while avenues run North to South), you may make the trip to West Kendall and Krome Avenue (177th Ave), in about 20-30 minutes, depending on the time of day, traffic and weather you can time the lights.

However, Kendall Drive has a lot of traffic lights between 117th Avenue and about 137th Avenue. If you get the afternoon shift, forget it. You'll be driving with traffic and that is murder as you are driving with the sun in your face during stop and go traffic (very frustrating and quite unconfortable). In this case, perhaps you should consider moving to the West end of town, since you will be in that area anyway.

West Kendall offers a lot of choices between 104th Street and about 40th Street, along 137th Ave, 147th Avenue and even approaching Krome Ave.

If you plan to be in the hospital business for the foreseable future, and you feel Baptist will be it, West Kendall may turn out to be the better choice for you.

The property is located in Deer Creek States a gated community.
The entrance is located at 62n st south west 157th avenue, only 2 miles from the new Baptist Hospital, A+ schools are located only two blocks away! and when your children grow up, they will be attending the High school located blocks from your new home, It is a gorgeous brand new magnet high school. The house is no longer listed but the owners are willing to sell asap.

Having done what you're plannning to do, I can tell you that a long drive gets old real fast. That's probably why you will want a local agent to help you find a place that will work better for you.

There are condos behind Baptist may that be able to meet your needs. With gasoline prices projected to go up to $5 or more by next summer, you may want to live that is closer to work. You can always drive to the beach as needed.

If you want to be close to the South Beach Area I would recommend Brickell Area or Coconut Grove. As Angel mentioned traveling West out of South Beach can be a hassle, but out of Brickell or The Grove... much easier. What you DON'T WANT to be doing is traveling East in the mornings or West in the evenings.

You mention you would like a list of recently sold properties but you don't mention whether it's homes or condos and in what area? Let us know more details so we could assist you better.

Roger I will recommend the Downtown area. You will go to work against traffic and it's just minutes from South Beach. Leaving the South Beach area in the morning will not be easy. And will take more than an hour to get to Baptist Hospital. My sister in law works in the ICU at Baptist and we know the hospital well. Going west is not the problem from Downtown, but from South Beach to Downtown and then to Baptist is not easy. If you take US1 in the mornings and then right at Kendall Drive, you can get there in 30 minutes. Not bad. Another suggestions is the Kendall Downtown area. Minutes from Baptist and 30 minutes from the Beaches. In the morning the traffic is going east, and the opposite in the afternoon. I like Z's anwer. The reality is that the commute is more than you would really want. traffic is significant in the rush hours AM & PM. Baptist Kendall is about 25 miles (at least) to anywhere near South Beach and Krome Avenue is at least anther 20 miles from Kendall.

I can relate to wanting to be close to South Beach, I would try and weigh the advantage of being close to work and being near SoBe, then decide where to go. Prices vary in the THREE areas significantly too.

I'd be glad to send you a list of closed sales, if you email me directly and give me a specific boundary to go by. Even though sales have been slow, there would be far too a many sales in the specified triangle to make sense of things. Condo/Townhome/Single Family, etc.

I'll be happy to send you some properties--both sold and unsold--from that area so you can get an idea of what the values are. That is a highly sought after area, and single family homes are expensive, but it's a beautiful area close to everything. Do you have a family? Do you need a single home or a townhouse/condo? These are all important questions, and to help you I'll need more specifics. The commute west bound right now is neglible. No one is driving that way except during afternoon rush hour.
My suggestion is to try and buy now-- the property values in the Baptist area will likely be back up---and indeed the interest rates are not at all likely to be as low as they are.

Hi Roger,
Congratulation on your future move, I see that you are in the market for a home. My advice to you would be for you to lease or rent a property for 6months close to Baptist Hospital, and get to know the area. Once here you can try the morning commute from South Beach, which can be anywhere from half hour to an hour and a half.
