This house doesn't appear to be worth anywhere near 325k. Any info on the neighborhood or level of finish?

This property is a new build ... built in 2007. With a lot modern amenities and located in a historic neighborhood/area, this property is priced at a premium ... maybe because it is a premium product. Unlike older homes in the same area that were built in the 1940's-1950's, which are notoriously know for plumbing, electrical & structural challenges, this home is completely brand new & the buyer will not have to worry about those challenges. It appears that the sellers are looking for a niche buyer who wants the location but not an older home. I'm not certain how "out of place" this new home looks surrounded by older homes or what impact this new home will have on the historical integrity of the area.

The home was built in 2007 as "new construction" which is why the price is seems artificially high for the area.

It is located in the older "historic" district of Phoenix. There is a mixed variety of homes in that area being some are build in 1944 and up as you can imagine.

Some people are really in to "historic home areas" and others are not.

You can find a nice clean block of homes and the next block looks like the ghetto. You never know what' you'll get until you go look and spend some time in the area with additional research.

That property has a good amount of upgrades and is located in a good size lot. If you are interested in buying a property around that area I can assist in finding something that meets your criteria and can help you with comparables to ensure you are getting a good deal.
