Jorgen Norbe…, Home Buyer in Sweden, ME

Is there an agreement between realtors to never reveale the monthly fee in condo listings?

Asked by Jorgen Norberg, Sweden, ME Wed May 21, 2008

Me and my wife are living in Sweden and we're looking into buying a home in the southwest of Florida. My wife is an US citizen and we would like to take opportunity of the weak dollar and todays more normal house market.

Regards /Jorgen

There is no specific agreement that these dues should not be disclosed. A matter of fact all fees attributed to a property, if transferable to the buyer, are required to be disclosed to such buyer. This is a FEDERAL LAW, not STATE law. Debra Barker, Broker Associate Century 21 Properties Plus, Inc.

Hi Jorgen, The condo fees, as well as taxes, approved assessments, and other relevant financial information should be included on MLS printouts provided to you by your agent. Some MLS reports may not show this so be certain to ask that this important infomation be included for your review. If you have additional questions please contact me direct ! Good luck in your search !

As you have been told, the monthly condo fee is set forth on the listing itself and is never withheld from the prospective buyer. As for insurance, usually that montly fee includes flood insurance. You would only need to purchase homeowner's insurance. If yoiu are thinking of purchasing in the Southwest Florida area, please feel free to contact me.

Thanks for your quick replies. Sorry, but I guess I was too quick with my question. It seems like I just read too fast in the wrong places ;-)

OK, I have another question about insurance; If I buy a house or an mobile home I understand that I have to insure the whole property but how does it work with a condo? Do I only insure the interior of the building and my belongings or do I take part of insuring the whole building?

Regards /Jorgen

Hello Jorgen,

That is usually not the norm.
Like Bill, our association in Orlando requires you to put in all HOA information in the MLS.

We are sorry you encountered this experience. In our location all HOA information is disclosed along with the MLS sheet.
If you are interested in seeking a beautiful climate and wonderful beaches of South Florida, we would be happy to hear from you.
