I put an offer on a 3 bedrrom 2 bath manufactured home. The home sits on 1/4 acre lot. I know the value is mostly in the land, which is why I am buying it.

The most reasonable loan with the best interest rate will be FHA. The mobile home will have to meet specific standards for you to obtain the loan regardless wheterh FHA or Conventional. I just sold a moblie home on 1/2 acre for $110K that closed in April 08.

The lender was Windsor Capital Mortgage

Generally, trying to find financing for an older manufactured home in Florida is quite difficult. Insurance companies make it so difficult with their requirements that most people give up. Newer units that meet insurance requirements, that include tie-downs, under unit enclosures and a HUD plate may be the exception.

Good luck,

It can be difficult to obtain financing for manufactured homes, however there all still lenders that provide manufactured home financing. Check with Wells Fargo.
