Planning to buy a house

I need to buy a house. I have specific requirements and am looking for general/specific advice and pro help to get the best deal possible in the available setting at ALPHARETTA, GA 30004 region. My budget range is limited to approx 150-175K This is what I can safely put in . This would be my first real-estate investment and my specs are drawn and I shall really appreciate pointers to move ahead

foreclosure/non-foreclosures /tax foreclosures all under consideration as long as I can afford them

Each Realtor has access to all the same homes. My advice is not only to hire a good buyer's agent, but interview them to make sure they think like investors. You said, "first Real estate investment" which to me implies you might have bought already or are at least you think of real estate as an investment.

You couldn't have picked a better area in my opinion. Alpharetta sets up well with a nice appreciation (or no depreciation as the case may be) and most of the homes in your price range make great rentals. In fact, Alpharetta is such a strong rental market that most homes can be rented out on your own in 1 week or less.

It's important to look at the HOME and not get caught up with the word foreclosure or be caught up trying to achieve a certain percentage off.

Great !! I appreciate the genuine advices forth, ofcourse homeworks comes first and then one can demand what they deserve.
Unfortunately I don't have any friends/relatives ...all neighbours around are new...And website reflects the result of searches ...so getting a good real estate agent has been my prime cause of concern ...searching for the house has been secondary motivation while I move from one web-site online to another...

As I continue my search ..Hope I shall be able to meet some-one from this thread in near times...Thanks

I would suggest you interview these agents and see which one fits with your personality and needs. Make sure you get an agent who listens to YOU...Not what they want to sell to you.

You need to find a good buyer's agent who is very familiar with the Alpharetta market and experienced with working with first-time home buyers. If you're already living in Alpharetta, you might want to ask friends and neighbors for a personal referral to an agent with whom they've had a good experience. You'll undoubtedly get lots of agents on this board who will offer to help you. Do your homework -- check out their web sites -- ask them (individually by e-mail or phone) a lot of questions about their experience in real estate and their expertise in the Alpharetta market. Once you find an agent to assist you s/he will be able to help you find the homes that suit your price range and geographic requirements. S/he will also help you through the process of buying the house.

Trying to get anoynmous real estate advice online is probably not the best way for you to go. Find a good agent and make use of their experience.

Do we have a common pool of Database from where we can pool out the best that I can get or else should I work with each of you individually and determine what is the best that I can get by working one on one...this is a question.? thanks for replying

There are some homes listed in your price range but it will take some work to search for them and make sure they are in a somewhat decent condition to buy.I focus alot of time in Alpharetta so if you would like me to send you what is available, I would be glad to.

Also keep in mind you can get some great Condo/townhome properties in this price range too. You might be able to get a better investment for this amount of money you have out of these type properties. Please let me know if you would like me to show you all the options you have.

I just did a search in the 30004 zip code... 20 single family homes and 70 townhomes/condos are availble for sale. With more info on your specifications you can narrow it down to something that fits your needs. You can do you own search at the link below.
