Irena, I've used the Tom Hopkins seminar since 2004 when I started real estate and to be honest with you, sometimes they do seem like a waist of time, but if you know how to prepare and work the open houses, you will begin to change your mind about them. Open houses have been a great source of new leads for me and I've closed more than 10 transactions from Open Houses in the last two years. Open houses work and they are great to get new buyers, but the key is the sellers. The last 6 listing I got were from Open Houses and not many. I did an open house and got two listings from that. Sellers don't want you to approach them, but once they visit your Open house and if they like your style, you will get the listing. Ask questions during the open houses and I truly recommend the Tom Hopkins program. I do not represent his company or anything like that, but I like his approach.
