something in the 120-165K range, with a good chance of appreciation. Any advice...we like fishtown, but as DELCO kids need a big of guidance

Hey Mike
My husband and I are agents at Coldwell Banker Preferred in Old City and live in Fishtown. This area is a good bet for appreciation for so many reasons...there are tons of new businesses and restaurants, galleries and shops that have opened up in Fishtown recently, it is close to the major highways and public transportation is easy, sales have spiked here within the last few years, but the best news is that prices have not skyrocketed. You can definitely find a home in Fishtown within your range. (It may be a little closer to top, unless you are willing to do some work).

If you are of the investor mentality for the long-term, the house you buy in Fishtown may also be a good rental when you decide to move.

The are some good areas in the northeast section of Philadelphia also. You should interview some realtors, and find someone you feel comfortable with assisting you. You can call me at 215-676-0863 if you'd like to find out more about how I can serve you. In that price range, certain areas of Philly will be hit and miss. I've been in northeast Philly for 43 years, I can certainly inform you of what areas are better than others. Make sure you inquire about first time buyer benefits with the realtor you choose to assist you. I can refer you to several lenders who offer first time buyer programs. I hope this helps you. I'd look in South Philadelphia. Good values with good possibility for appreciation, depending on neighborhood and extensible holding period.

I am not sure Port Richmond or Fishtown will move up that much. They are too far removed from Downtown. I would sugget a few other areas depending on your needs for parking, transportation, space issues, etc. If you would like, I can talk with you and figure out a great space for you! Some additional areas in the city that are holding and growing in value are the Art Museum Area and Brewerytown. What other sort of guidance would you be seeking?
