Looking for 2BR/2B Ocean Condo

I am looking for a 2BR/2B Condo with amenities with a price range of 200-300K preferably close to the ocean for a while and I am convinced that this is the time for me to act.

Currently I have Barefoot 'Edgewater' in my mind in Myrtle Beach. How is this subdivision? It seems it is 2Km from the Ocean. Is it a problem?

Is there anything closer to the beach in that range. Personally I don't like tall high rises that looks like a stack of boxes. I am willing to put down 20% and would like to have a decent rental income.

Good suggestions/listings will be considered.

Also, how is Hilton Head Vs North Myrtle Beach Vs West Panama City Vs Santa Rosa Beach

Good Morning. I am an experienced agent who specializes in North Myrtle Beach. Additionally, I am known as the CondoQueen because I focus on condo sales all over the Grand Strand and I'd be delighted to work with you. Reading your messages carefully, I see you do not care for high rise buildings, you like golf, want to be walking distance to the ocean, want amenities, and also want decent rental income. It's this last preference which is at odds with your other requirements. I have sold many rental condos, so I know which complexes offer the best cash flow. Edgewater is certainly a wonderful complex and meets all your needs, but I note that only one listing out of a total of 49 is on a rental program. I'm not sure that they allow short term rentals, but that is the kind of research I do to help you find the best property. If you can only rent it on annual lease, then you would not be able to use it yourself. I love Barefoot - it's one of America's Top 100 planned communities. It borders the western side of the intracoastal waterway and has a stunning look. It has many different communities (houses & condos) in many different price ranges, superb amenities, SC largest infinity pool with waterway view, 4 signature golf courses, a beach front house for exclusive use by residents and a free shuttle from the ocean to the community. It is not walkable to the ocean - but you can literally be there in 4 minutes by car - 10 by bike. You'd be right next to Barefoot Landing with restaurants, theatres, shops, etc. Many of the other condo complexes in Barefoot have excellent rental programs and are offered fully furnished at the lower end of your budget. As for other choices, when I searched for 2B/2B with oceanview or oceanfront, the results number 289. Of course, the oceanfront locations have the best rentals and all the amenities including restaurants, lazy river, many pools and jacuzzis - at least one indoors for year-round use, exercise facility - etc. They all tend to be hiigh rise however. There are a few which are not high rise, offer good amenities, have adequate rental incomes - but are more intimate. Of course they are not associated with gold courses. You can get a golf card here which gives discounts on over 100 courses - and courses are never far from any location as this is the "golf capital of the world". I'd be very happy to send you e-mail listings of those that I think may interest you, check on Edgewater rentals, and other rental income for various complexes. My philiosophy as a realtor is to get you the best buy possible, and provide all the research necessary to make a really informed decision (with no surprises). Most of my clients are clients for life and send me their friends because they know I will do a thorough job. This e-mail is certainly not intended to be egotistical, but you need to know that you'd be in the hands of a pro when it comes to condos. You are absolutely right that now is the time to buy. Activity has increased here and I'm convinced we are at the turn of the market from "dead" to the active market we are accustomed to. Those of us who have been here for a while knew that the market needed to adjust because we had had several years of double digit appreciation and we knew that couldn't last. Prices have backed up to levels we saw in 2004 just before the "boom" in 2005. im a seller of a penthouse unit in tilghamn beach and golf resort. i have too many properties there and i am dropping my pants on this unit. its 3b 3b. current sales are starting at $380k plus....i will be 30-40k less than asking prices in the building. i need out. let me know if interested...greg 646 221 8765

Just wanted to publicly thank Dee Weiss for giving me the cash flow statement. I didn't know there are so many other fees associated with condo rental. I got lot of information from all of you and will digest that in the next few days. Visiting Myrtle beach next weekend to go see myself and get a feel of it.

Hi Jaykay!

I have read through your questions/comments as to what you are looking for. First off, where in Alpharetta are you from? My in-laws live in the Milton/Crabapple area.

As for things here in Myrtle Beach. There are several different types of properties that fit some of your criteria. Unfortunately, there are not many that have the golf course view, and also having an ocean view. Barefoot, as well as Magnolia North/Pointe/Place all have great golf course units with some fabulous views of the course. But, both areas are about 2 miles from the beach. Personally, I would not try walking to the beach from either. One advantage that Magnolia has over Barefoot is that it does not have the swing bridge to deal with. In the summer time, you could get stuck waiting at the swing bridge every time you go in and out of the property. Another thing I would take into consideration is what you usage is for the property. Is it something you wish to keep strictly as a second home? I know with it only being about a 6 hour drive, you may want to visit here more often then others. Thanks for quick answers.

Here are my hard/soft requirements. I will be in Myrtle Beach during the memorial day weekend. If needed, I would like to hire a buyer's agent [only buyers agents please]

The first 3 are highly desirable.

1. 2BR/2B, Oceanfront not needed, Ocean view is great. Must be within walkable distance to the beach.
2. Access to Golf course, or Golf villa
3. I dont mind the crowded beach, but when I come back to Condo, I want to see some green and little quiter place.
4. Not a big fan huge condo's which are directly on the Ocean unless it has resort look. I know this might be more expensive.
5. Barefoot Edgewater seems great except that it is 2miles from Ocean. If it is within 1/2 miles I would sign the papers.

Have you considered the Charleston, SC area? Charleston is an amazing city - charming, quaint, full of history -- and so much to do with golf, beaches, plantations -- festivals and events in the area all year round. Isle of Palms, Sullivan's Island, and Folly Beach are all great beaches --- I can create an automatice email search for you so you can review all condos listed in MLS near the beaches. The coastline here is so amazing. I walk by the ocean every morning!! I moved here from the northeast and will never live anywhere else!

I read your questions and wanted to give you some ideas. Have you considered Surfiside Beach, Garden City, Pawleys Island or Litchfield areas? In your price range you may be able to find something on the South End of the Grand Strand, which is a very appealing area. I did a quick search and there is a 2/2 unit (with one bedroom able to be rented separately) with Litchfield By The Sea ammenities, an area that owners and renters love. Litchfield By The Sea - excellent Rental History. 2 bedrooms with one bedroom lockout - can be rented as 2 units. Sleeps 8 comfortably - screened porch overlooks pond. Storage & parking under bldg. Building has elevator, tennis, lazy river, indoor & outdoor pools. This info to be verified, of course, but according to the MLS $38,000 in gross rental in 2007, asking price is $345,000. If you would like a direct ocean front condo, in Garden City you will be able to find one that may suit also. Visit my website and see all the south end of the Grand Strand has to offer. Another thought is there is a 3 bed 2.5 bath condo in a nice complex that is on the creek in Litchfield with a pool and is a short walk/ride to the beach, selling in the upper $200,000s.

Also, if you are going to consider inland you will be able to find several opportunites on golf courses that will provide you with income from short term rental but still be as close to the beach as Edgewater. I have several ideas, please give me a call or email and we can discuss!

I'd be happy to help you locate something in the Myrtle Beach area. I believe that you need to decide whether you want oceanfront or ocean view when narrowing your search. There are about 39 properties which currently meet your criteria if you want the beach as a focus. Looking more inland like Edgewater at BF provides many other options. Speaking of Edgewater there are two properties there available today. One is a short sale which offers challenges to get to the table, but it represents the less expensive. Have you thought of Jacksonville, FL? There are some great opportunities to buy in Jax beach and the surrounding areas within your price points.
