What does anyone know about Athmar Park. It looks like a lot of the houses are in good shape, but there are

also a lot of foreclosures. What does this mean for a neighborhood? How do you tell if it is on the upswing? Could all the foreclosures be a cause for young people to get in there cheap and fix up the homes? Is it to close to Federal?

We recently moved to Denver from Santa Fe and got a great deal on a home in Athmar Park. Most the homes around us are also brick bungalows built in the 40's - 50's. There is a park with a lake (Huston) just up the street and the neighborhood is a mostly a mixture of anglo, latino and some asian. There appears to be a good deal of new commerce building up on Alameda and Federal....which is a good sign.

I've lived in Denver for most of my life. My husband lived with a friend who inherited his grandparent's house, right across the street from the park. Lovely home, great location right?! One would think, but if you look at the crime maps offered on the City of Denver's Web site, you'll start to see the problem.

We've encountered gun fire just sitting on the front porch -- on several occasions. Local strip malls are gang territory and there is constant friction between Latino and Asian gangs. That neighborhood just never got better when the rest of Denver's worst neighborhoods gentrified during the boom.

I assume you are asking about the area bordered by Alameda (No) and Mississippi (SO), Federal to the west and I-25 to the east.
Very active. in the past year there were over 50 sales, and currently about 30 active listings.
Many are shor sales, REO or foreclosures, but not all. Not sure about the future of this neighborhood, but when the foreclosure situation settles down, it is a pretty good location.
Size ranges from about 500 to about 1500 square feet and pricing is from around $60K to just over $200K.
