Richard, as you can see several real estate professionals would like to help. Perhaps you can reply to this question if this is to stop a personal foreclosure, a business foreclosure, or to purchase a foreclosure. All would have different answers.

You are in a position that is most painful. Gary (see below) gave you some good advice when he directed you to http://www.hud.gov/foreclosure.

Another good resource is: http://www.fanniemae.com/aboutfm/pdf/avoiding_foreclosure_eng.pdf. This document will help walk you through as well as give you some good ideas. Is your home listed? If not it needs to be listed as a "short sale". I work with a short sale expert who will guide you the process. How many payments are late? Have you received a letter when the sheriffs sale is. Contact me if you want me to pass his name along for you.

Well, there are many differenet variables. Claiming bankrupty is one. There is also possible loan modification with your bank. Who is your loan through contact the asset manager before foreclosure. The most important thing to do is not wait. Call your lender that your mortgage is through. If you need help just email me at theheckteam@comcast.net
