Negotiating with a builder

We are about to put in an offer for a new construction townhome in the east bay through redfin. The community is about 80% sold in phase 1 and given the market conditions the buyer they say is very motivated.

What are the best things to negotiate with a builder? We were thinking instead of reducing the price too much (we'll offer about 15k less than the asking price) we could negotiate thigns like upgrades (everything we want ), HOA fees (waive 3 years), points buydown (we're going for a FHA loan so going to ask the builder to pay for the points involved). Anything else?

We are first time home buyers so any advice will be greatly appreciated. Thanks!

Please use a professional Realtor to negotiate on your behalf to get the best obtainable price and upgrades from the builder. I doubt they would wait the HOA for three years but they pay them for you or give you a credit. By the way which East Bay community are your considering? Good luck.
