C, Both Buyer and Seller in Oregon

Affordable close-in family friendly neighborhoods in Austin? Under 300k for 1200 sq ft 3/2.

We like clean, quiet, and safe but we're not looking for cookie-cutter and prefer older homes, 50 years old or more. Is this possible in Austin for 300k or less?

This is a possibility in Austin. Finding a home 50 years old means you need to stay pretty central and they will be smallish. It may be tight for a family of four kids. If you want to go a little further out you will get more space a good example would be Circle C or Shady Hollow, both are still 15-20 minutes to downtown. There are several older central neighborhoods that coud work for you. Here are a few: Barton Hills, Zilker, French Place, Hyde Park, Hancock. Feel free to search my website to find homes. Hi C,

2 things to keep in mind.

1.) There is a conflict with your criteria as the homes that are 50+ years old are closest to DT. With that said, most of them are near UT, but they are usually not under 300k.

2.) If you do decide to place your kids in AISD, then you will be happy to know that no matter where you live you can decide which school they attend as AISD has an open transfer policy.

You will find some homes that are beaters, but well under your 300k price point, which means you can put a bit of money back into it to spruce it up to your liking.

I think the Far West/Mesa Area would be your best bet!

With that said, my fiance and I just purchased a home in North Central Austin (near Far West & Mesa) and its about 1400 sq. ft. We are already running out of room... So Riddle me this:

How does your family of 4 fit into 1200 Sq. Ft.? That's got to be a record!

There are a lot of different homes on the market so can be very specific then broaden out later.
There are a lot of great areas with old homes so you will have your pick.

I'm sure it is difficult to evaluate a property or neighborhood on-line without being able to see the actual property. I'm glad to know that you are planning a trip here soon. There are many areas of Austin that may fit your needs. Here's a link to a few that might be of interest.

Some have been "upgraded, remodeled" or otherwise lack some of the original floorplan or fixtures. But once you are able to actually walk the space, you may find that you will be able to enjoy the house as your new home.

Thank you everyone. I do have a school-age child so schools are a factor even though we may homeschool, and when I say "family friendly" I don't necessarily need to have a neighborhood that's teeming with kids. Clean, quiet, safe, and probably not where lots of UT students live. Doesn't have to have much 'cool factor' but we would like to have easy access to 'cool stuff' if that makes sense. I work from home, and hubby will probably start his own business or work at home so there are no commuting concerns.
We are planning a trip in the next 1-2 months but I am a little concerned because some of the homes in my price range that I've looked at online, well they look a bit...run-down. Those were in some of the pricier name brand areas though (forgive me the names of places are written down, not with me right now) so I think I need to find areas that are more under the radar but still nice. I do not need an updated home with granite and the works; in fact I prefer an older home that still has it's original cabinetry etc. and dated charm :)
And yes we do need an agent. I'd love to start looking online if I can zero in on something that might work.

Sure, there are a lot of great options that match what you're looking for here. I would assume that since you're looking for a family friendly neighborhood, you probably have school age children. If so, an important consideration for your close-in family friendly neighborhood should also be the quality of schools in the area. Unfortunately, there are a lot of poorly rated schools in Central Austin, but there are some good ones too. Hey there C,
Most of the homes built in the 50's or earlier will be located in a 2-4 mile radius of
the city center. There is plenty of availability. I pulled up about 60 or so homes that
matched your criteria.

You can also do an MLS search to find some homes you might like, or contact an
agent for a free consultation.
