Wha is the average price in Land o Lakes for a short sale for a 4 bedroom home?

Your question is pretty pointed and if you are looking for the general basic answer, it does depend on condtion. Typically $75/sq/ft is a good price for 2200 sq/ft and up. If the community is a newer one that was highly impacted with investors and more inundated with short sales and foreclosure, then the pricing will vary. Land O Lakes covers a wide area and the SR 54 corridor is selling better than the SR 52 corridor by about $20K - $25K lower off SR 52 corridor. The CDD communities are also getting a higher impact vs non-CDD.
I know you are looking for the quick answer, though you will find this all over, the more desirable the community the higher the pricing. There are quite a few communities in LOL that have ammenities and good locations and others that are not as good with respect to commute that are not doing as well.

Examples are Ballantrae and Grand Oaks:

A quick answer is around $75/sq/ft on a 2200+ sq/ft home is a good buy. Now is this the type of community that you want?

I live, work and play in LOL, so if you need any help or information about the communities, pricing and HOA and CDD fee information, I pretty much have been through them.

Unless this is an investment property. The first question is: What type of community are you looking for. Small private 5. acre lots and gated or large spec home communities with 400-800 homes. What is your flavor? What do you want with respect to ammenities and school locations?

What is the most important, price or location?

There is no average price for a short sale. The current and final price depends on many factors. What is the seller's mortgage liability. What is the mortgage holder(s) willing to take in a lessor amount of the owed mortgage. What other competitive short sales are in the area? My advice to you is to get a Realtor agent to pull up short sales in the area you wish to live and together review each as to their features that meet your needs. The condition of the property is also a big factor. There are many short sales and foreclosures that have been damaged and the appliances removed.
I would disagree with anyone who tries to give you an average.

There is no average price. Each offer and transaction has to stand on it's own based on the property and the buyer. The financal strength of the buyer also has influence

About $175,000-ish. Range is between $150,000 to $250,000. Yes, you can get homes below $150,000, but they need work. There are homes above $250,000, as well, but the bulk of the homes are in the middle. Let us know if we can help you with the specifics and find the right home for you at the right price.
