children. Any suggestions on nice neighborhoods in Georgetown or areas near by to buy a home that would appreciate in value?

You definately have to decide your price range first I looked at the ones the last realtor posted on here for you to look at and they are all higher end homes. Being a working couple with kids I can tell you there are homes in the low $100's in georgtown area as well as the high end ones. It just depends on what you are looking for. One of the nice things Georgetown school district has done is diversify the schools so it is a nice variety of all income levels and the kids seem to blend well. Definately check out ziprealty.com like I said in my last post I have been tracking them for the last year since we started thinking about moving. Their website is the easiest one to use I think. It is cool to watch the way realtors handle their sales. I have watched the non Zip realtors list a home and then lower the price numerous times through the year , pull the listing and then relist the home at a new price. With Ziprealty i have been able to track all of the homes I like and some that I was interested in only to see the games that realtors play to sell a home. Take a look at their website and you'll see what I mean it is very interesting to watch. As far as working in Temple I make that drive alot and it is not bad at all from Georgetown.

Depending on your price range there are alot of homes available in Georgetown right now. Very low amount of repossesions for the amount of homes here. Depending on your price range there are two short sale homes that I know about which are the ones the banks are letting the homeowner sell the home so it does not get foreclosed on. These can be a great deal especially if you are preapproved to buy it. One is in Berry Creek it is in the low $300's the other is in Crystal Knoll Terrace which is in $140's. I know there is probably a couple more that I don't know about I just happened to see these because I am currently getting my house ready to put on the market. Hopefully 1st week in April. By the way my realtor is Scott Moore with Zip realty he is selling homes in our area in under 30 days. I have been in contact with him over the last year and he is the only realtor that has been consistant with keeping in touch with me. I have also been watching his sales. He and his company have been very gungho in their sales. I have been impressed from the outside looking in. That is why we chose ziprealty. Back to the schools the georgetown schools are very high ranked with their taks scores Our kids schools are rated very high. one in elementary and one in middle school.

Don't hesitate in contacting a Real Estate agent directly for assistance. Most of us really want the best for the clients we represent and will work hard to help you find the right home. Another thing you may not know also is that agents typically don't charge buyers any fees. If you really want to understand your options pick a Realtor and let them help. I would recommend Berry Creek. It's right off of I-35 and about 30 minutes to Temple. Lots of my neighbors who are doctors/PAs at Scott & White travel daily there. My husband works in Killeen for the military and does as well.

It's a golf course community with lots of other stuff (tennis, clubs within clubs, Country Club, etc.).

Georgetown is a great place to begin your search and is growing leaps and bounds. New faciities for entertainment for families are springing up all over, not to mention great business centers, hotels and many new shopping areas. I would also add though that Georgetown also has the wonderful Square in the midst of downtown that is actually winning awards for developing new interests, i.e. shops, etc., without damaging the integrity of the revered historic district. That said, of course many new homes are being built in different price ranges...The Village area is a lovely community just to name one that might be a good fit for your family and is the host of many swim meets for the Georgetown Aquadillos, that my granddaughter just happens to me a member since 2003. Forest Creek in Round Rock is a highly acclaimed appreciating neighborhood. How much is anyones guess. In the suburban cities of Austin, such as all listed below you will find a ton of new home builders that are building affordable homes. While they are building they are also stagnating the appreciation in those areas. It's hard to compete with builders when you go to re-sale. Just keep in mind that the average home doubles in value every 10 years, and if you want to see a significant gain in these cities, you will need all 10 years. Happy Hunting!

In general, Georgetown West of IH35, will show stronger appreciation over time. Need to know more about the ages of your children, but presuming they are elemntary age, Jo Ann Ford and The Village elementary schools are 2 of the best. Homes that attend those schools average about $150 per square foot, but there is quite a large range of home prices, size and quality.

Being more specific than this requires more info about your budget as the prices vary widely. Check out my profile to see if it might be a good fit.

I've been a Georgetown agent since 1993; so I know this area very well. Before I can recommend a specific area for you, I need to know a little bit about what you are looking for and the price range that you feel you would qualify for. Many people like Georgetown when one works north towards Temple and the other works in Austin.

I've raised my four children here in Georgetown. The schools are good; our downtown won the Main Street America award; we have a wonderful park system; and now with our new Wolfe Ranch shopping center, we have just about everything one could want.
