Look at the ENTIRE Tax Bill! Not only does West Chester School District have a varied tax based on age of homes, but most Townships and the Borough of West Chester have an Earned Income Tax, usually 1%! You need a local agent who knows the Townships that have a .5% Earned Income Tax or No Earned Income Tax at all! As a Certified Financial Planner and Realtor, I can find the properties that best suit your needs Emotionally and Financially! I look forward to your call,

Good morning Elaine. I just did a quick search of West Chester for homes at $200K. The homes I found showed taxes of approximately $2,000-2,500. Of course, as noted below, taxes will depend on a number of different factors.

If you haven't yet hired a Buyer's Agent to represent you, I highly recommend that you do so ASAP. Having an experienced Realtor by your side to guide you and represent you will ensure that you won't make a mistake -- which could cost you thousands of dollars! And the best news is that representation won't cost you a dime (as the seller typically pays for all realtor commissions). As you interview Realtors, be sure that they work in real estate full-time and are committed to working for YOU! They should be intimately familiar with contract law (to best protect your interests when it comes time to write an offer) as well as possess excellent negotiation skills (as a formerly practicing attorney, I offer my clients unique insight and perspective, along with years experience fighting for my clients).

Feel free to call me direct at (610) 324-5240 to chat about this further. It would be my pleasure to assist you in any way that I can.

Good luck and blessings to you.......

Warmly,
Judy

Some of the older homes in WC have very low taxes. Newer (especially new construction) homes often have ridiculously high taxes! You can purchase a very nice older home for the same price as a nice new home and save $5,000 or more in taxes annually. I always tell my realtors that I'm only interested in properties with low taxes.

It depends on the property and the specific area in West Chester you would like to buy in.
If you have a specific property in mind, I can let you know what the taxes are.
You can also go to West Chester area school district page for more specific info -
