Buyer, Home Buyer in San Francisco, CA

Is possible to find a 2 bedroom condo in the city from 400k to 450k in a nice location: walking distance to?

shopping, restaurants etc...PLS ADVISE I am looking in the next month.... without it being a TIC or COOP

Buyer,

The ones at 2200 MIssion are probably your best shot if you want to stay in the city, and they are new so you won't have to worry about spending money on upgrades and/or repairs. In terms of walking to shops, restaurants, and bars, that is one of the best spots in the city and BART is only 2 blocks away as well.

If you can't step up your price range another option would be to look into larger 1 BR's. Some 1 BR lofts are large enough and configured so that walling off a second bedroom might be possible.

The short answer is no, especially if you want a single family home.

The second bedroom is going to be the limiting factor. Studios and ones for that price in the City. Outside the City you can get the rooms.

There are a couple of options right now. 2200 Mission (at 18th St). Tons to walk to on Mission & Valencia. Not everyone wants to live on a busy street like Mission, but in the price point you'll have to make comprmises.

8 Jordan at California St in Laurel Village - I think loans are a challenge at the building and it's leased parking, but it's worth exploring.

Finally, 1330 Stevenson - you're sort of surrounded by highway and very busy roads, but you're not a far walk from Hayes Valley.

That's not much to choose from, and you'll find more options the higher you go. Interest rates are at all times lows, so I'd recommend checking in with a lender to see if you can qualify for a bit more.
