as a previous landlord and realtor, I agree with Barbara's advice:
make a detailed written list of everything wrong, call the landlord to discuss it calmly and professionally, agree upon a timeframe to fix everything (if he agrees), and if that does not help get a recommended real estate attorney asap. In the meantime, please do not withhold rent, which is not a good move.

My advice is for you to immediately call the landlord and discuss problems. Usually in the lease it will describe who is responsible for performing the repairs.
