This is the right time to lease. Adviseable to lease until the market improves, because with so many foreclosures on the market, the appraised value is coming back low. Families still desire to live in a house rather than an apartment, especially if they have children. I am showing rentals this weekend to a family.
The anticipated timeframe for a rental on the market would be about a couple of months if it is priced right, and if it is ready to move in. My leasees are asking cost comparative to what the others in the area are renting for. Does it have all appliances? Is it close to businesses and schools? I have had one to ask me if they take Section 8. The more amenities you have over the other properties the quicker it is to lease.
Some families are finding it difficulty to purchase a home at this time, because the credit scores have to be so high, right now it is 640 for FHA. Although, the interest rates are low. So leasing until the market gets back up is adviseable to anyone that can.

With the current condition in the lending industry (strict guidelines for borrowers), the leasing market stays busy. I live and work primarily in Cypress and I can tell you that this is a very desirable area. We are zoned to one of the best school districts, excellent schools, great restaurants, shopping malls, plenty of events / functions, Lone Star College...plenty of amenities out here.
With this in mind, as long as the house is in move-in ready condition, well kept, clean and well priced well then you should have plenty of candidates calling.

If you hired me to lease your home I would split one months rent with the other agent(if that was necessary) a lot of times the agent that lists a lease property finds the tenant themselves with out another agent. In that case I would cut the commision by 1/4 or 1/2

As long as the rent is right and the property is attractive it could take as little as a week two a month or so...
Three bedrooms homes are the bread and butter of the market, so as long as the rent makes sense and the home shows well and has clear signage from owner in front yard or is listed with a Realtor so their sign is in front and rental listing is in MLS...it might not take much time at all.
