Brookstone subdivision - is it always transient? There seem to be many homes for sale, is this a factor of

the size of the community or the economy? Anyone know if b/c of the size if the pools, etc are overcrowded. Ia also searched and they are 44 reg. sex offenders in the area - YIKES. Is this normal for urban areas? Do the homes hold their value? Any other neighborhoods zoned to Ford Elem. that have home under 275K or so? We are being relocated from MS, so any info would be great.

Brookstone3 and 2 look nice on the outside, but on the inside, it's horrible. It is very cliquish. The neighbors take great joy in siccing the VERY aggressive homeowner's associate on each other and also like to call the county code enforcement on each other for petty things just for fun.

There's a lot of gossip and ugly backbiting and in-fighting because it's populated by bored moms that don't work, don't volunteer and just spend their time shopping and being ugly to their neighbors. You may get a home that will retain its value, but you will also get unparalleled harassment that reduces your quality of life to zero.

If you must buy in Brookstone, buy in the original Brookstone 1 - it is much less uppity and comfortable. But better yet, avoid Brookstone altogther and buy in one of the other lovely and less antagonistic neighborhoods nearby.

Tao, I am a realtor and I live in Brookstone as many agents do because it is one of the best values in West Cobb. Homes range from 200 to 900K generally but most are in the 300-400K range. The neighborhood is very stable and is not a transient community. Yes you see many homes on the market but we have more homes than any other neighborhood in West Cobb. We have over 2000 homes and can offer any lifestyle anyone if looking for, in many areas of Brooksotne swim/tennis, golf or the Country Club are dues you choose whether or not your care to join and are not forced to pay for facilities you dont need or use. It is very safe here, altough there are occasional car and home break ends but much lees than neighborhoods near a major interestate and we like it this way. As for the sex offenders. i check every month and have never found one here in over 12 years i have lived here. The offenders are not in this area most of them are in and around the old downtown areas, and in the mobile home parks which are on the other side of the lake and the Eastern side of I-75 and US41 which is a 15 to 20 minute drive form this location. Most of my neighbors Have lived here 10-20 years. Yes we do have corporate relocations in this neighborhood but they are not the majority of sales. The average homeowner sold every seven years before the market crash of 2007 and there are actually less home for sale now in Brookstone than there were then. If your home is perfect and not overpriced your home sells very fast here still and for market price, however if your home needs repairs and/or is in a shortsale or foreclosure situation there are buyers in the market makeing ridiculously low offers and getting them for less right now.

I would like to briefly piggy back on some of the great responses you have received from the other professionals. To answer your first question, yes, Brookstone has been overall very transient. It is a very well maintained large community, and many of our residents have relocated here through employers such as GE, Lockheed, Home Depot, Seimens, Coca Cola to name only a few. These employers transfer their employees on an average of about 2-5 years. As a relocation specialist, I have many helped families relocate in and out of the neighborhood.
44 sex offenders seem highly inaccurate. I also recommend the website you were given below.
Considering the challenge that all neighborhoods are facing with shortsales & foreclosures, many of the sections of Brookstone have been able to sustain their home values. Keep in mind that there are different sections, in different price ranges, districted to different schools.

I'd love to know where Tao got his information. I searched and searched and could not find a sex offenders list that includes subdivisions. As a resident of Brookstone with children, I'd love to know where these supposed sex offenders live. I find it extremely difficult to belive that there are 44 just in Brookstone, regardless of how large Brookstone is.

It is a very large subdivision and I agree with the comments. The percentage isn't bad comparative to the general housing market. I am a resident in Camden Pointe which is adjacent to Brookstone. It is smaller, but doesn't have many homes in the range you are wanting. One comment I would make regarding schools is be sure to look a the capacity of kids attending schools. Ford has several trailers due to overcapacity. The school is good, but there are many good schools including Frey and the newer school, Pickets Mill, which will be opening this fall which Camden Pointe will have the option to attend. Frey has great test scores and I expect Pickets Mill to be better.

Hi Tao, Brookstone is a very large community. Considering the size of the community, 44 is probably not that large of number. I know that is probably not to comfortable to hear, but as Melissa mentioned below Brookstone covers many different communities. I would say that homes in Brookstone hold their value better than other communities in the area. You do have to take into consideration that there are still a lot of foreclosure homes on the market right now so that is bringing down the value of homes right now, but we all hope we will see that turn around soon, and I would think that Brookstone would probably be one of the first in the area to see home values start to go back up. Of course, Brookstone is not your only choice. I would be happy to assist in finding a neighborhood that you will feel comfortable with. Brookstone is a very large desirable neighborhood. There are also several different sections of Brookstone and they are still growing with their newest development being The Farm at Brookstone which is in the 500,000 price range. So as you can see Brookstone as a whole is very large and cater to a variety of homeowners..

As far as there being a lot of homes for sale - I think there are a few explanations for this, yes one being that the market has buyers scared and therefore sellers homes are just sitting. Second reason is foreclosed properties due to predatory lending. Third being transfers, We have a large number of people that work here in the Atlanta area that get transfered everey couple of years.

I do have to say that I have never had anyone complain about the pools being overcrowded and all the people that I know of that live in Brookstone just love it.

I know that 44 reg sex offenders seem like a lot, but also look at the amount of people that are living in this one area alone. I don't think this is normal for any one area but again I also do not think that most people know that there are sex offenders living near by.

The homes in Brookstone hold value for sure as well as they can seeing what has happened in this market.

Here is another list of neighborhoods for you to check out. There may be a few repeats from the last list I gave you but this time I figured in your price range.

West Chase

Brookstone is a large community consisting of several different subdivisions all listed under the heading of "Brookstone". Each individual subdivision has there own swimming pool. The economy has had a huge effect on the number of houses currently on the market. Resales are selling slower because of the increased amount of foreclosures. This area holds value extremely well. Some other subdivisons you might consider are Battleford Plantation & Hickory Creek.
