The builder specs are being air conditioned, for example, and that is a real advantage when compared to short sale and foreclosure homes that are almost always left for months without air conditioning. This is a real concern because those homes may have to be cleaned and repaired if mold has started to grow. If you do make an offer on a short sale property or foreclosure property, in addition to the usual inspections, we strongly advise mold inspections. Most of the time, the problem can be repaired, but remember that you are buying these homes "as is" while the builder homes come with the typical inspections with builder repairs, walk-through, and warranties most of the time.
Bottom line, builder specs are an endangered species. Get one while they are still available.
