financial situation we felt unnecessary. We refused to answer his questions and advised him he is welcome to any information that is public but our private information will not be given. The agent went behind our backs and phoned our bank trying to get his questions answered. The potential buyer made a very unrealistic offer in which we declined. We have a lease to purchase on property that adjoins the property we have for sale. We told both the potential buyer and his agent that property was not for sale and non negotiable. The buyers agent contacted the owner of that property, provided him information in regards to the potential sale of our current property trying to persuade the owner to sell him that land so the potential buyer could put the two tracts together. I have felt very violated in this transaction and feel the buyers agent acted very unethical. Am I correct in these assumptions and if so I would like advice on how to report this agent to the proper regulating boards.

Our lease with option to buy is a contract which binds both parties. The buyers agent knew that and still tried to get the other party to default by using information from our other "potential sale" to make his deal look better. He basically tried to steal property out from underneath us. Property he knows we have started a business on. He tried to pry into our private financial information. I have sold plenty of real estate and never been faced with behavior like this. His client happens to be an extremely wealthy corporate attorney from New York that is used to getting what he wants. This agents professionalism was compromised by the promise of money.

Yes I am represented by an agent. At this time I think our agent is just trying to keep the negotiations going in hopes of a sale, and then will assist us in taking care of his unethical actions. I am looking for other peoples opinions on the actions of the buyers agent.
The local board of realtors will not give advice, I have already contacted them. I will be contacting the agents broker as soon as I am sure the deal is finished. The potential buyers agent has never produced an agency disclosure to us or our agent either. Doesn't that have to be presented to us in writing? If so at what time in the transaction should it be presented?

If you as the seller have a listing agreement with a brokerage and have a Realtor you work with on your behalf, you talk to your Agent and his broker.... They will be most helpful in determining what has been going on.

If you are not represented by a Realtor/Brokerage company with a listing agreement for your property for sale i.e. you are selling by Owner, then the best way to figure out what has been going on is to contact your local board of Realtors as they will be able to direct you to the right person who can give you some advice....

And there is always your option to contact the managing broker of the office the buyers agent works out of
to voice your concerns.... but may be the way you already feel that things were done in an unethical way, you may be better of talking to the local board of Realtors to sort though the situation before taking any further steps.

Are you represented by an agent? Your agent can help you with your answers. If you are not represented by an agent, maybe you could contact the Broker of the Buyers agent and voice your concerns.

I do hope you get some answers to your dilemma.
