Jeff is right on. Most new homes sell at or above the list price because buyers typically add on upgrades which raises the purchase price.

This will vary according to location. In Allegheny county in the last 12 months, 36 homes have sold in the $400-$500K range. Nearly all sold very close to list price (in some cases over). Most sold within 60 days. If you give me more specifics (especially area), I can answer in greater detail.
