Dave, Home Buyer in

We are considering making an offer on a house in the Cameron Glen subdivision in Marietta, GA 30062

It's just within the "City" limits of Marietta, I know the schools are not ranked as high as others in Cobb county. It seems like a nice neighborhood, can anyone tell me the /- of that area as opposed to outside the "city" limits? Also, it seems everyone puts so much weight on the "school factor" am I crazy for even looking in this area? (we don't have kids)

Hi Dave, My opinion is this: I live in the East cobb area in the Lassiter School District. For me the first factor to decide on where to live is do you like the area. We have been here in this area for five years and we love it. Lassiter has been ranked high but I haven't been that impressed. It is a good school but we chose based on the area and not the school. I am not the best one to answer on how the school will affect resale value. I tend to go more on do I like it than how it sells.

For 2008 the Marietta city schools now offer its choice academies program at all seven of its seven elementary schools. That means Marietta City residents may now send their child to their zoned school or ANY of the outstanding elementary schools in the district. Each elementary facility offers a specific learning program so parents can choose the school that best fits their child’s skills and interest. This would be an excellent option if you love a certain house or neighborhood, but prefer the program at a different Marietta elementary school.

Marietta City Schools continues to be a shining star in COBB County educational system:
• They been listed among Newsweek’s “Top U.S. School Systems” for several years in a row
• The 2008 Georgia State Teacher of the Year is from MCS
• Marietta High School is consistently named in among top 5% of all US high schools
All of MCS met state progress goals in 2007 (only 29% of all Georgia school districts accomplished this goal)

So don’t’ worry about the schools in Marietta. It is now a non-factor!

Hi Dave, I actually live in Cameron Park, the first entrance on Allgood Rd. My wife and I love the neighborhood and the price point for the homes in this area is extremely competitive. The HOA is well run, the community pool is great and the tennis courts are in great shape. There are a number of houses available in the Glens. As far as schools go, I can send you the websites to compare schools. Since you are like me (no children) I think you will find that you get a better value for your dollar inside the "City". Similar houses in the county can run from 75k to 150k more. Same floorplans, same amenities. Get in touch if you want more of the lowdown in the subdivision.

Hi Dave,
While I agree with Cathy that you should througly research an area so that you make an informed decision, I will tell you that living within the Marietta city limits are great. I have lived here for 16 years. There have been several changes in the school system and now Marietta residence have the choice as to which school in the elementary level they want their children to attend. Additionally, Marietta High School has the IB program and many a parent actually pay for their children to attend this school from outside the area. The acutal living in Marietta is terriffic. Location to downtown Atlanta, Hartsfield, and the arteries make this area very appealing. The square of Marietta is vibrant with people working, dining, shopping, and strolling the area. Hi Dave, Have you asked your buyers agent ? Schools are a huge factor when buying a new home. There are certain things you need to look at. 1. How is the community maintained? Does it have an home owners association? 2. Communities go through different phases. Incline, stable, decline. Where does this community fall? Comps. How have the prices been effected by the market. 3. Location. What is being built around the area? 4. Schools. Schools play a big part in resale value.
As far as inside city limits, check to see how much more your taxes are. Most times you pay both county and city taxes.
Ask the agent that is representing. In the event you don't have an agent to look out for your best interest, call me. It doesn't cost you as a buyer anything to have representation in Georgia.
