What is the Market conditions in Kingsmill addition in Mansfield, tx?

Are people looking? is anything selling? if not why not?

Nice neighborhood, but obviously lots of new construction still available at really good prices in the area. There are also lots of resales available. Homes are selling, but it is slow going in Mansfield this year. A couple of issues are financing costs and another is gas prices. I'm starting to have people tell me gas prices are now a consideration in their home purchase for the first time in many years. Many of the people I know who live in Mansfield area are driving long distances to work and this can cancel the savings they see on home prices in the area. Price agressively from the beginning if you want to sell. Don't test the water with an initial high price with the thought of reducing the price later if it doesn't sell. We see over and over and over owners taking a bigger hit later than if they had priced low from the beginning. Home sellers almost never want to believe this, but especially in this market we see it often.

Overall -Very good in this neighborhood. I just sold one recently in Kingmill. The traffic was good . I have specific requests for this neighborhood.. It is unique and in the right school zonning for Mansfield... so, over all it is good. I actually have 2 clients moving to this neighborhood this fall ( as soon as their home sell...)
My past clients feedback that seemed to keep coming up :
The only thing I hear from my clients when we look at Kingmill that may be unfavorable is the homes are close together and not much of a yard, and the garage size. Many of the beautiful homes are 2 car. - Of course this does not affect everyone, but it does some.

Market conditions in this upscale neighborhood are good right now. Low inventory, and some new builds are going up. The subdivision is not completely built out right now, so there are opportunities to build. Prices range in the 300,000.'s to 600,000.00 Home owner dues are about 800.00 per year, but the maintence has been execellent so it is worth it. Close to shopping, schools, freeways, strategically located near a site that will soon be a nature park.

Kings Mill has 6 active listings right now. The development sells well at certain price points and really depends on the level of finish out in the home and the builder who built it. The neighborhood does not compete with any new construction in Mansfield or Mira Lagos for that matter. The Kings Mill area is much nicer. The price in Kings Mill if aggressive enough will move the house quicker. The buyer looking there is not looking in any of the new home developments. They would be looking in Strawberry Fields, Lakes of Creekwood or Arbors of Creekwood to name a few. The buyer will be more upscale that the current new home developments offer. Hope that helps. I work in Mansfield and I can tell you Kingsmill is a great addition. It is somewhat new but homes are priced to move all around the Mansfield area. Have you though about the Mira Lagos area? Let me know if you would like to see any homes! Thanks

I think you have a beautiful home judging by the photos on ebby's website. I have a concern in reference to the backyard--is there any greenery for kids and/or pets? I have 2 teenagers and a mother in-law--and I work out of my home--is there sufficient room? What's your bottom line price?

Competing with new home builder incentives and foreclosures are a Seller's nightmare right now. Buyers have so many options that buying "preowned" is not the most desirable when they can get not only a brand new home but interest rates are favorable if they work with the builder's finance company. Bruce Lynn offered insight in the particular area you are in and I totally agree with his assessment. Good luck to you!

I had a listing in Mansfield $200K WOW, we had quite of few showings for the property during Dec ~ Jan however the seller ended up staying with their present company did not move.

We are a flat fee listing agent, and offer buyers rebate programs which can save $1000's at closing

It's a highly desirable area... There are 17 homes on the market right now. Of those 2 are foreclosures and 1 is under contract. There are several that are new from the custom builders.
