Home Buying in Florida>Question Details

Garry, Home Buyer in Melbourne, Victoria -...

My wife and I are Australian born, professional, mid-late 30’s, and have accumulated substantial wealth.

Asked by Garry, Melbourne, Victoria - Australia Sat May 3, 2008

After travelling extensively throughout U.S. in 2005 we have wanted to emigrate to Florida where we could live and invest in high end, beachside real estate. We are currently planning another trip ( 4 weeks ) to your great country. Should we apply for an immigrant visa from Florida after arriving or can you suggest the most uncomplicated and less time restrictive options available to us considering that your immigration offices in our city of Melbourne, Victoria are unable to deal with U.S. immigrant visas.
Any information you provide is very much appreciated.

Hi Garry: I can tell you that probably with an amount of money to invest that you have, you will have no trouble getting permanent resident status once you arrive in Florida. I am English (and have travelled to Australia and love it) and have lived here for over 27 years. You will be given 6 months probably on your visit, but I wouldn't tell the immigration authorities at the airport that you intend to stay. That can be taken care of once you get here. I have connections everywhere for immigration lawyers, etc. Of course, I am also a Realtor and would be well equiped to take care of your real estate needs. You can call me at 954-303-0071, or email me at lynne@lynnehale.com or text me. If I can help you more, please contact me. Thank you, Lynne Hale

Mark,

Have you forgotten to mention a tiny item to your potential buyers..?

"WASHINGTON - In the bleakest employment forecast for Kennedy Space Center yet, a NASA report due out on Tuesday estimates that as many as 6,400 contractors could lose their jobs at KSC by 2011 right after the space shuttle is retired.

With no rockets to launch, the KSC workforce, whose primary mission is to prepare NASA spacecraft for liftoff, is expected to go from 8,000 contract jobs today to between 1,600 and 2,300 in 2011..."

Hello Garry,

if I point you to reading on the subject you are asking about, it's not because I like to be vague, but because real estate agents in the US are not allowed to practise law, including immigration law, or even give legal advice. I’m German and have lived and worked as a realtor in FL for over 17 years, so I understand where you are coming from, and I’m very familiar with the subject.

Please have a look on my site under the “guide” link: there you will find a summary of a brochure that also covers your concerns which I’ll be happy to email you as a PDF.

All the best,

Hi Gary

We are UK based International Realtors. We have had a lot of experience dealing with immigration. A lot of it is tied to real estate investment and management. There are a number of options regarding immigration into the US.

If you are planning on working within your chosen field, you could obtain immigration status if it can be proven that your skills are needed, and not available within the area the company hiring you is located in.

You could also purchase an established company whilst making a capital investment of US$1 million. This is a favourite route for many. In fact, it could be real estate related. All these types of investments are scrutinised by the immigration authorities to confirm they are bone fide operations.

Your application is then tied in with this investment. It would be better to use an immigration attorney for the application.

One thing I am not sure of is the quota system for Australians. This could have some relevance as sometimes this can restrict the number of immigrants from any one area, although I doubt there are many coming from your neck of the woods.

Another thing to be aware of is when looking at 'qualifying investments'. ie a businesses for sale. Often business brokers and immigration attorneys work together and the investments are not always all the purport to be.

Our staff in Florida are licensed Florida real estate agents and can show you anything you wish to see.

Certainly there are some great opportunities in south east Florida oceanfront real estate right now.

Have a look at our website, and if I can be of any further help, please contact me.

You will find some links to dedicated Florida sites there also.
