I'm not going to give a straight answer, either. But I will say that I don't have a hard & fast rule. sometimes I end up giving part of my commission for repairs or costs, and I consider that a closing gift. For some homes I provide a home warranty, and that is my closing gift.
Other times I give restaurant certificates, or certificates to hardware stores, or something fun if they have a fun hobby or interest.
Of course, the best gift we give to our clients is attention, care, information, protection, value, and straight talk that goes beyond the requirements of License Law.
I think clients realize that those gifts are beyond the token item of a closing gift, at any price.
