I consider the "core" of Kirkwood to be the downtown area and running north to Bessie Brahnam Park. The walkable acess to shops, dining, food and excercise makes homes in the vicinity highly attractive, coupled with the early arcitechture in this area of the 'hood means that the prices are going to command a premium over other areas of the community.

There are certain parts of Kirkwood that are more transitional than others, and usually home prices reflect that. I believe that no matter what "part" of Kirkwood you're buying in, that you'll enjoy a nice appreciation later down the line. In my opinion it may be a better investment to buy in the more transitional areas for less... it's a not a HUGE neighborhood, and it's been heading in "the right direction" for quite some time now. I think the style and quality of your home in this neighborhood is much more important than the location.

Howard Street is chock full of large, victorian style homes, some of which are on the historic registry. It's a very desirable street in Kirkwood.
It all depends on what you like! The streets bordering Bessie Branham Park provide a variety of activity for you to watch from your front porch. Rocky Ford and Delano are main thoroughfares cutting through Kirkwood: "from there you can get to anywhere." Do you want to be close to Downtown Kirkwood? Do you want to be close to paths for walking and bicycling? Do you want to be close to the school? Why not live right on Kirkwood Road in Kirkwood?
Think about what kind of environment you'd like surrounding your home, and Kirkwood has a street just perfect for you!
