I saw a great newly renovated fabulously co-op apartment..but it was on the ground floor (lobby floor) of the

building. Fair asking price.
BUT..and this is my concern. The windows are literally on the level of the sidewalk. And so the interior of the apartment is below street level. I asked the real estate agent..could I get gates put on my windows.
I don't feel secure having my windows in Brooklyn ungated. Especially living as a single woman. She said yes I could..but my gut tells me, since this is a co-op and I didn't see other (groundflloor) units with gates could a co-op board say NO. Remove the gates if one were to go ahead and buy their co-op or can these sort of things be included in a contract with the non sponsored co-op management?

Suggest to your agent that you would like the purchase to be contingent upon the co-op board approving your request to put up gates. Perhaps you could view the co-op guidelines to ascertain if this is something they would approve.
