We gave up our search for a â€œgoodâ€ RE agent! After talking to half a dozen so called local agents, I am disappointed to say that majority wanted to make a quick buck! We had a great RE agent when we bought our last home 10yrs ago so this time we are going solo but we are prepared.
If you decide to offer make sure you include contingencies. Also I would recommend to get an additional â€œindependentâ€ appraisal at your expense ($200-$300) if you are using the builders lender-just to make sure. Also you can check the local county records for sales data as they are in public domain.

The prices for the Plan 3s touched a million some, went down to 800s, and are now back up again low to mid 900s. The interior lots which are now selling show a difference in base price depending on orientation and whether the lot is flat or flat with a slope. Any additional difference in pricing is made up by whether the flooring was pre-selected or buyer selected. Quick move in homes have additional incentives. View Lots have added premium.
