You should have representation for your Buyer rights in a transaction. A Buyers Agent should be consulted as described below. by other Realtors Many of these short sale and bank sales have multiple offers on them some that put the listing agent in a tough position to assure that all buyer offers are treated fairly. I know, I have one myself that has two offers both of which came to me (list agent) for advice. I had to hand both buyers off to a buyers agent as I found it very stressful to try and represent both Buyers and the Bank!
Good Luck and like Greg states below we are here for advise if you need help. You may contact any of us.
The best source for information of this nature is the local police department or county sheriff's department. they have access to the most current and accurate information and are normally very willing to be helpful.
Rio Pinar is an nice older community.
The homes are on larger lots and the community has a lot of
tree lines streets.
It is very close to Florida Hospital and to shopping in the Rio plaza or Waterford Lake town center ( a few miles away).
Rio is about 15 mins from downtown and the airport
Hope this helps.
I hate to assume, but based on Rio Pinar, I"m guessing you'd like to be on or near a golf course at least? Price range between 200-400ish?? Prefer a larger lot home? Obviously a safe area.
In that case, I'm thinking Tuskawilla Country Club in Winter Springs, perhaps Timicuan in Lake Mary, Several area's around Winter Park, check out Eastwood and Stoneybrook East. I'm guessing if you didn't like Celebration you would not like Baldwin Park at all either.
If considering the West side of town, Bay Hill, Summerport, StoneyBrook west, or even Orange Tree may fit.
However each of these neighbohoods will have major differences and could easily be narrowed down knowing your preferences in a home. But I would need to conduct a quick interview to give you any specific recommendations as to what might fit your needs.
Have you looked into the highly rated Seminole county area, Oviedo, Winter Springs, Tuskawilla area? Great schools and good values. Be glad to send you some to preview.
The Rio Pinar area is a lovely older established neighborhood with many nice homes. One of the best things about this neighborhood is that the homes sit on larger lots so that you are not on top of your neighbor as much as the newer homes in the area. A lot of the homes have been redone and I have recently sold homes in this area to families that are quite happy there. Please feel free to visit my website for links to all kinds of information about Orlando.
Some great home prices in Rio Pinar, they are a bit older. There is the country club and golf area and then there is the gated community that is much newer and gated. I would be happy to send you some listings to preview. Gated always helps a bit on the safety issue, but you might pay higher Homeowners Fees for that feature.
You can also check the FDLE site in addtition to the others that were mentioned here. The link is
You can find many Realtors here on this site that would be glad to help. Contact one or two and find one you are comfortable to work with you to find just the right area.
Chickasaw Oaks is a good nearby neighborhood. I have just listed a very nice home there this week, under $200. Do some research and get a Realtor and don't forget to team up with your bank or mortgage broker.
You will be living in Sunny Florida in no Time. 77 degrees here to day and sunny. Beautiful.

Here is a great link to Orlando Sentinel's crime map. It makes it much easier to get a general idea of crime within certain area's. Just type in the 32825 zip.
While the neighborhood of Rio Pinar Country Club is very nice, with lots of unique homes, large lots, and the golf course. You are just a street or two away from not as desireable neighborhoods. I don't recommend taking Rio Pinar off the list, but what other area's and neighborhoods have you seen?
