1st-time Buyer Incentive Programs: Wisconsin?

Was curious if there were any incentive programs out there for 1st-time buyers? Anything in the state of WI? Honestly, I like to do some homework before calling up a RE agent and look completely glassy-eyed for 2 hours. LOL Wauwatosa, West Allis, and Washington Heights looks pretty interesting, but I'll be coming from out of state.

Not what's out there and would like to be informed of what's out there before making the plunge into a mortgage.

Also, how are mortgage calculators getting their calculations? Are they determining 1/3, 1/2, 3/4 of a person's income? Trying to get a better idea if possible. Thanks!!

The best source of information for buyer incentive programs will be mortgage lenders -- banks, credit unions, mortgage companies. Based on your particular circumstances, the mortgage lender can recommend appropriate programs to you.

I lived in Wisconsin for almost 9 years before moving to Charlotte NC. I was also a realtor up there and I could refer you to an excellent realtor to help you find homes and set you up on a search before you move. I would recommend shopping around for the best mortgage but do it in a two week period so it does not affect your credit score. In terms of incentives there is a lot more resale homes in Wisconsin just because the area is older. There may be incentives offered by builders but this is usually on condos. Wauwatosa is a lovely village and Washington Heights, both have lots of older renovated homes. I used to live in Shorewood. Be prepared for the taxes though, they will be at least double what you would pay here in Charlotte and this is a consideration when working out your monthly payments.
