Are there Mello-Roos taxes in San Jacinto? And if so, how much and what year built or later do they apply to?

I'm looking in San Jacinto for a mobile home & don't know what Mello Roos is. Can someone tell me? Thanks

I have since located another properyt and used your quick steps to get the tax info however the taxes on the property have been paid so the only thing showing on this web site is information saying the taxes have been paid. no specifics are shown. so unless there is an outstanding tax bill on the properyt it does not show any information.

Also I am going thru the same thing escrow was to close on the 10th after being postponed by the seller twice. it is already the 17th. I signed the papers yesterday,

I called the bank and said that I specifically asked for the special assesment taxes to be included in the impound escrow account. they said and I quote "there aren't any" I had already called the county assesors office and found that there are special assesments totalling 113.00 per month.

The bank said no problem. You will have to pay the special assesments when they come due this cycle so just put the 113.00 aside each month for that then when you get the bill in november just pay those assesments and we will again adjust your mortgage to include that impund account. At 5:00 am this morning I woke up in a start. WHO IS GOING TO PAY FOR APRIL THRU AGUST!!!! there is no mention of the seller making these payments. There is no seller credit to the impound to cover these payments for those months. I will be in the same boat as all the other people writing on this site that they were hit with huge tax bills they cannot pay. all because it was not addressed. I have since written emails to stop the processing until this is addressed, even though i insisted on this OVER AND OVER AND OVER when doing this loan here we are at the end and I am told there are no special assesments when I found out about them two days before I even put in a bid and insisted in the contract that the assesments be paid to date and everyone the bank and the escrow company said all taxes would be brought current.

current my fat unt harriot! the only thing brought current was the property taxes. no one listens.

I'm sorry to use your question Ronald as an answer forum for Miss Marie but I fell compelled to try and help her and maybe in doing so it will help you as well. Hi Marie....let me help you since I don't know the listing (seller's) agent you are referring to the information I am going to give you will help you regardless of who the other agents or you own agent is. The directions I'm going to give you is for you to be able to check on any property you may be interested in for the entire Riverside County area, so this will help you to Ronald.
Go to http://www.treasurer-tax.co.riverside.ca.us/ when you pull up this web site on the left hand side you will see "how to pay your taxes" put your curser over that section and off to the right another section will pop up...click on "review and pay your taxes".....next click on "continue to online payment".....this will bring you to another window to start your search....click on "start your search"....you will be given the option of putting an APN # in or the address....note you probably won't know the APN # so put the address of the home you are interested in. Please note they only want the street number and name of the street.....example 123 Euclid..don't enter Dr., St. or Ave. with your street address...at this point the tax information will come up on the property you are interested in. You will be able to find out what the base taxes are and any type of Special Assessment and/or Mello Roos there are on a property. This is what I do with each and every home I show my clients if I am representing a buyer. If I am representing a seller I send the buyer's agent a Natural Hazard Zone Disclosure with the entire break down of taxes within 48 hours of an accepted offer. Not all agents are as thorough as I am. I am a pro active agent and don't depend on someone else to give me information that I can find on my own. I hope this helps you and Ronald in the future.

I contacted the board of realtors this morning and it is THE SELLERS AGENT who is to DISCLOSE THIS information TO THE BUYER. I was notified that this is a form of non-disclosure by the sellers agent and all this information should have been written clearly on the MLS.

Not to mention my realtor is not from this area and asked the sellers agent repeatedly if there was anything else we needed to know about the propety that would increase the buying price. We asked again and again because of permit issues. Again and again and again we were told there was nothing else. I turned down an offer on a property in hemet (which has since sold) because the answer I rec'd over and over was that there were no more surprises.

This realtor works in san jacintio. they know the area, they know that there are only a few communities in san jacinto that do not have mello roos (I called the city to find out that tidbit) but still have OTHER ASSESMENTS yet she said nothing.
I no longer qualify for a loan on this property and NEVER WOULD HAVE QUALIFIED. I spent 475 on appraisal 75 on termite report and 410 on home owner inspection. WHO'S GOING TO PAY ME BACK FOR THIS OUT AND OUT LIE OF OMMISSION? I never would have put in an offer on a home I clearly could not qualify for! I am disabled and on a fixed income I have no way of earning this extra money. What is wrong with sellers agents. I have been looking for 2 years and I keep running into the buyer beware and lie after lie after lie.....of ommission

The answers are all similar because without knowing the specific address of a property I nor any other Real Estate Agent can tell you exactly how much or if there are any Mello Roos and/or Special Assessment taxes are. Miss Marie...I'm sorry you found out about your Mello Roos/Special Assessment taxes when you were closing escrow and not before hand. If I am representing a Buyer I always check to see what the Property Taxes are and I then will do a Net Sheet for my Buyer to see exactly how that adds up monthly for them in their payment. It is the Buyer and their Agent who are responsible to find out this information. Also check into the back taxes as Title will probably handle that for you if it belonged to the previous owner. This is happening a lot lately and Title has been handling it. You should not be paying the previous owners Property Taxes. Good Luck and I wish you the best.

No one is really answering this question but rather passing on the same standard information. I just got my escrow papers in the mail and was hit in the face with mello-roos community facilities district levies AND special assessment taxes totaling 4,946.64 PER YEAR!!! this does not include the property taxes and bond or metro water for 1959.72 $ thats 575.53 in EXTRA TAXES EVERY MONTH on top of the house payment of 1138.00 ARE THEY CRAZY??? for a 159,000.00 house???????? That's 1/2 again my house payment!!!
Which, according to the escrow instructions CONTINUES UNTIL 2042 2 years after my loan is paid off!
There are THREE WATER TAXES
sewer and water for 915.70
eastern water district 30.00
metro water west 7.69
WHY?

This is insane and no one mentioned on the listing or notified us that these costs even existed. AND WE ARE HIT WITH BACK TAXES AND PENALTIES.

ridiculous. The city wants US TO PAY all the back taxes on the property AND THE PENALTIES that the previous owner didn't pay for nearly 6 months.........a total of 3453.18 PLUS PENALTIES OF 477.64
Someone tell me why the new owners have to pay the old owners debts!!!????

This has to change. It's not my debt. I didn't lapse in my payments but you attach a penalty to me what???
Then they use language to get around it....the penalties and fees are attached to the property. DOES THE PROPERTY earn a living? Does the property go to work? Does the property pay the bills....NO THE HOMEOWNER DOES send it to the person who screwed up their own lives!

Hello Ronald, Yes there are Mello Roos and/or Special Assessment (the newest name for Mello Roos) all over San Jacinto. The amounts are varying throughout the town and they go all the way back to the 80s. There are very few neighborhoods in San Jacinto that do not have Mello Roos and/or Special Assessment taxes so when you start to look for homes out there your agent should look up the taxes before taking you out to look at homes. In Hemet the Mello Roos and/or Special Assessments started more or less with homes built 2003 and newer.
