Ann:

Congratulations on choosing Ausitn! It is a wonderful city with so much to offer.

From your request, I can see that you are interested in working at a hospital and would like your home to be close to that hospital.

There are many different choices to consider. There are a number of top notch hospitals in Austin, Round Rock, Cedar Park, etc...

If you could provide a bit more information, I would be able to give you some better answers to your questions about options in these areas. Once you have the option, you can check some specific police websites for crime statistics. This will allow you to compare your level of tolerance with the types of things that are happening in the neighborhood.

I am a full time agent in the Austin area. I completed 4 sales in September with 2 listings on top of this. I have a great october underway as well.

I love working with people in finding their ideal home, community, area, neighborhood, etc... It is was makes me tick.

Let me know if I can help.

Thanks

Dear Ann,
Shady Hollow is about 10-20 minutes from a couple of hospitals: Seton SW on FM 1826, St. David's on HWY 71, plus there are a number of medical offices by St. David's Hospital. Also in West Lake Hills there are several medical offices.

I have to agree with Rich about Northwest Hills being another good option. I lived there for eight years and totally loved the neighborhood. Seton Northest Hospital is about ten minutes away. Plus there are a lot of medical offices at N. Lamar and 38th Street including the Austin Heart Hospital. Northwest Hills also has the Westover Club, which has indoor basket-ball, two pools, playground. They also are a very popular location for birthday parties. You can join but its not mandatory. Its five minutes from the Arboretum and about ten from The Domain shopping centers.

If you are in the market for a new home and are not presently working with a Realtor, call me. I would be happy to help you through the process of buying a home. I specialize as a Buyers Agent and I have a network of experts to make the process simple and easy to navigate. I look forward to the opportunity to earn your business.

Hello Ann,

Don't overlook southwest Austin as Seton Southwest is a fairly new, up and coming hospital. There are many wonderful communities in the area as well. Also look in MLS areas SWW, W, and HD, especially if you want a little bigger lot. You can access home searches through either my website or http://www.austinhomesearch.com. Please let me know if I can be of service. Thanks.

Hi Ann,
There are many areas in Austin where you could purchase a home in the $400,000 range on a lot with a pool or large enough for a pool. Many of the newer areas have homeowner's associations so you might want to focus on more established neighborhoods. These neighborhoods typically have mature trees and homes that were built on larger lots. I would look at Northwest Hills, Great Hills, Westlake and the Spicewood/Balcones area. The MLS areas associated with these areas are 1A, 1N, 8E and NW. There are also several neighborhoods in the RN area that are on beautiful wooded estate lots that do not have homeowners fees. Any of these areas would be well within your parameters for a reasonable commute to any hospital or medical facility in the Austin area. I would be happy to set up a website for you so you could watch the Austin market while you are waiting to move. I also know several good agents in North Carolina if you would like a recommendation for selling your current house.

Ann:

Your update provided just I needed to give you the best answers! Austin has Brackenridge Hospital which is a truama center. The new Lakeway hospital is planning for trauma 2 designation.

Regarding communities, here are a few to think about:

1. Northwest Hills
2. Westover Hills
3. Northwest Austin
4. Highland HIlls
5. Balcones Woods

I just did a quick search in these areas and found 37 homes that fall within the general critieria. There will be lots to look at.

When you are ready, just let me know and I will send these and other details over to you.

I appreciate the comments by Ritch Haenke, I would appreciate the names of some areas/communities to look at specificallt. I am a Registered Nurse and I specialize in Emergency/Trauma nursing. I don't mind a 30-45 min commute, longer if the property is what we are looking for. Max price range 450,000, prefer it to be a little less. at least 2500 sq ft, 3br and at least 2 baths, game room updated kitchen, land to put an inground pool or one already with a pool. Also need a fornal dining room. Hope to sell our home in NC within the next 3-6mos, and buy in or near Austin
