Pam, Home Buyer in Blue Bell, PA

I'm looking to buy in Blue Bell ranged $375k-$450k. Is it ok to make an offer $40k below the list?

Hi Pam:
Sure is it ok, if you have done your homework, and see comps of similar homes that have sold recently, that are close to your offer. A good Realtor will assist you in your offer. You should look at the comps carefully when making your decision.
If you lowball a seller, they have a few options. They can reject your offer, they can accept your offer, or they can counter offer. Be sure that when you place your offer, it includes your detailed written pre-approval for a mortgage, showing the seller that you are a serious and qualified buyer. Also, the fewer contingencies, the more attractive your offer will be. Perhaps you will give me a call. I have sold homes in Blue Bell, and I am well qualified to assist you with your purchase.

I have short sales in Blue Bell, the thing is you will probably get the house for less but you will have to wait for the Bank's Approval 3-5 months, are you looking for a single or townhouse?

Hi Pam. Thanks for asking this great question! First off, you may think that the market stinks, it is a buyers market, and you should be able to make any offer you like. I would suggest you work with a good Realtor though. When you are the buyer, please remember, Realtor Services are free to you. Your Realtor will, check the comps on this home, and suggest to you, considering the property marketing history, and other homes that have sold recently,the answer to your question. If you have alot of competition on this house, or if you are the only buyer interested, would also help answer this question. If this home is for sale at 375K for example, and you want to offer 40K less, then perhaps there is no reason they should accept your offer. There is no clear cut answer without alot of research. It IS however, still a buyers market, and a good Realtor, with Great Negotiating skills, CAN get you a great deal.

Hi Pam,

Good question. You have the same idea as most Buyers right now. Once you find your home and are provided comparables from your realtor you will be edecated enough to know exactly what to offer. The Seller can of course do one of three things, accept your offer, reject your offer or counter. Feel free to call me to discuss anything further. Sellers are looking for offers in this market. Make the offer. If the seller is motivated they may take it. The worst thing that could happen is that they reject the offer. More times than not they will make a counter offer.

In my opinion Yes, it is okay to make the offer. There is no such thing as a bad offer. It helps the seller get a feel for what the markets expectations are. Opens up a dialogue between the Buyer and Seller. It helps educated the Buyer about what the market will bear. Offers are good!!!
