How is a home like this selling for so little?

This is a dream home at a dream price! How do I find houses like this that aren't already "pending sale" when the listing goes up? http://tinyurl.com/5c2frj in case the link doesn't work it is MLS Number: 1459474 according to the Jo. Cty Appraisal site it is appraised at 302K....am I just wishful thinking that a regular person can actually get a deal like this? Thanks!

I showed this house the first day it came out and while it was a good value for someone.... it also needed a lot of work and appears to have sold for fair market value for the condition it was in (it sold for 198,300).

The funny thing is that the national market has us believing that we can wait like vultures on deals until they burn and die and then we can pick up the rubble for next to nothing. In reality locally you have keyed in on the fact that the houses are MOVING quickly....to the point that you are not sure if you can find one. And, you are right! Not that the "VALUES" are where they have been because they are not, but that doesn't mean that the market isnt brisk when priced right and the local economy is only to be described as robust.

sorry it is MORE of a comment to your great questions, but the answer is YES a person like you can find a deal like this....the problem becomes that most people dont jump on it and figure out that it was truly a deal only when someone else proves it to them. Good luck in your search, you will be ready when the time is right.....

This was a corporate owned home selling "AS IS" with no Seller's Disclosure. If you want to be made aware of homes just coming on the market, or even before they come on, contact a realtor and ask them to help you. I have several clients on MyHome who receive emails when a new listing comes on in the area they are interested in. Also, I let them know when one is getting ready to come on. Many homes are sold in this manner before they are listed on the Multiple Listing Service.

Not sure what the local MLS offers, but they might have what we call a flash system. Find a great Realtor who will set you up on an automated notification system. You'd have your parameters entered and when a new listing is uploaded or a price reduction is offered you would get an email notification.

On great buys you also have to be ready to pull the trigger. Pre-approved with letter from respectable lending institution.
