The back yard is saturated with water, is it a drainage problem? sprinkler leak? Any history out there?

No it is on;y sayurated when there is a lot of rain the neighbor's water flood's my yord and slow's my septic

This home is in contract as a pending sale. If you are the buyer, then I suggest that you have your agent work with you to find the experise to answer the questions that you pose.

Most who answer questions here are either buyers, realtors, or lenders. Realtors are the 'source of the source', in that we are not experts in many of these areas but help our clients in finding experts who can help our buyers make as informed a decision as they can on the condition of a property .

As this is a bank owned property, there isn't a way to ask the original owners 'the history' of the property. However, you can ask the neighbors. You can obtain a CLUE report (at a fee) to find if there was any insurance claims on the property in the last 3 years, but the neighbors are a very valuable resource especially when the owners are no longer the sellers. The banks have no information on it's history.

As for expertise that you could consider looking at it. I would start with a landscaper but there's all kinds of people that might be asked.... Your buyer's agent will help you decide who might give you the information that you're looking for.
