I'm moving to Austin in fall and am looking to buy a 2B2B place near (3 miles or less) the UT campus.

I will attend the UT full-time mba program, and I plan to settle in Austin after school. I'm single with great credit and finances, and am looking for a condo/townhouse/SFH in the price range of 125K to 200K.

Hey there. I think you will really enjoy living in Austin coming from L.A. No beach, but there are great parks and water spots-- the ice cold, crystal clear Barton Springs will give you that negative ion buzz!!

As for your real estate needs, there are options available that fit your criteria, but it really will depend on how willing you are to settle in terms of condition and size. I'd be glad to discuss it with you further from both a livability perspective and an investment standpoint.

Looks like you have a ton of answers. Please check out the condo that I have listed at the Spicewood Point Condo's. My client was a doctorate candidate that just received his degree from UT. He bought it from a UT professor. Very nice, and great for your needs.

If you are still in market you might be interested in taking a look at my condo I have on the market. It's about 5.5 miles from UT, but only 1.5 to the new Crestview MetroRail Station. The condo is in a great up and coming location and only about 1/2 block off the main bus line. The complex is small, friendly, and has a good floor plan to support a possible roommate situation.

I would consider going a few blocks south of campus. In my opinion The Brown Building offers a great value for your dollar. The building has a few units for sale right now that could work for you. The 1-1's start under $200K. I showed one for $180K last month. The property used to be owned by LBJ and it has a historic designation, which saves you money on property taxes. Most of the units have been tastefully updated and have lovely tile and stained concrete floors, several units have nice views too. They even have a rooftop deck to enjoy the sunsets. If your interested in seeing any of them just let me know.

I read through your responses so far and it looks like you have received some good feedback. Just a few things to note. I will not require that you be pre-qualified for your loan, however it is not a bad idea to have a pre-approval letter. A little about our lakes/river here is Austin. The Colorado River runs through Austin with 3 main dams (Mansfield, Tom Miller and Longhorn) creating Lake Travis, Lake Austin and Town Lake (also called Lady Bird Lake). Town Lake is nice with hike and bike trails around it, but no motorized boating is allowed only kayaks and canoes. If you want to ski, wakeboard, etc. you will need to be on Lake Austin or Lake Travis.

The UT campus is primarily situated between 19th street (Martin Luther King Blvd.) to the south, 26th street to the north, Guadalupe to the west and I35 on the east border. There at several condos located very near the campus that will meet your bed/bath and price range requirements. Most of the single family homes near campus area are going to be above the price range that you mentioned.

You might be able to locate a foreclosure below market value and your realtor about those properties. I order to work with a realtor you need to be pre-approved for a loan. I am a Texas home mortgage loan officer and happy to assist you for your pre-approval. With every offer your letter for approval is submitted.

I just did an MLS search and found 30 properties that fit your criteria. A few are definite fixer uppers, but the majority are quite nice. A couple are on the river, and a couple are even within walking distance to UT. Call or email, and I'll be more than happy to email what I've found so far.

For the price range you are looking for, It will be a challenge for you to find a place 3 miles or less from UT. A good area to look for is area 1a. Around Far West Blvd, Spicewood Spring Rd and Steck Ave. The UT shuttle goes to that area.
