what is the market like in Larchmont, NY?

Expensive. Larchmont is a very desirable place. I'm not entirely sure why as the schools feed into Mamaroneck High School which is, I'm frequently told, "diverse". Its not actually bad from the research I've done, but there are many better schools in the county generally in cheaper areas. It appears there is a lot of old money in the area that people want to emulate or be able to say, "I live in Larchmont" and then put on a smug smile. Its nearly impossible to find homes under a millions dollars in Larchmont with beach rights, there are a few but the houses are either small and/or need work and you're very lucky to get .2 acres anywhere in Larchmont. A few houses have more, but they're generally built into hills so none of it is usable. Taxes there appear to be about average for westchester which means they're very high. Good luck.

I live in Larchmont and I am an agent as well. Not gonna BS you. It's a buyer's market. Sweet spot is $9M - $1.5M. That's where you will see the most competition --- for a house that's "done" and priced well. As simple as that. Houses priced wrong or needing work tend to sit. Not many buyers out right now so it's a good time to look - but not much inventory on right now.

Welcome to the boards. I just wanted to reply and clarify my comments. I didn't mean them to sound degrading but rereading them, I can see how they could be taken that way. I agree about the diversity. My kids are much younger but diversity of preschool was something we looked for. Often, when translating realtor-speak, a diverse school is something you should check out. We were told the same about Greenburgh, and its true, its diverse, but its also very bad. Diverse doesn't imply bad, but from our experience, you're being told to do your homework about the school. Anyway, I just wanted to clarify and I had diverse in quotes because that was the exact term a couple of realtors we had talked to used to describe various schools.

I have lived in Larchmont and want to say that the schools have proven to be excellent. Both my children received wonderful educations (including, at times, "extra help," and were accepted at the colleges of their dreams (Vassar and Sarah Lawrence). The fact that Mamaroneck High School is "diverse" is, to my mind, a huge plus. My kids both have admirable and delightful groups of friends, who are - yes - diverse. The diversity of the high school makes is different - and, I feel, better - than high schools in more homogeneously affluent nearby towns (Scarsdale, for instance).

There are many available homes in Larchmont at the moment and it is a buyers market. It continues to be a popular town because of its' proximity to Manhattan, great restaurants and shopping, and lovely architecture. I'd be happy to send you additional information.
