Maurice, Home Buyer in Outside U.S.

I am looking at The Oasis for a 2nd home. How does it compare to other condo complexes?

Maurice,

Great question! Positano Place is just a few miles from the Oasis, so its location is a great one. Positano Place was built as a condominium complex so the construction of the buildings and individual units is much better than a condo-conversion. Plus, they built a really nice clubhouse and pool facility. And the complex is only about three years old.

Currently, there are 42 condos available in Positano Place. The lowest-priced one-bedroom+den unit (899 sq ft) is $94,900. The lowest-priced two-bedroom unit (1,067 sq ft) is $113,900. And the lowest 3-bedroom (1,239 sq ft) is $109,900!

Most of the units in Positano Place were bought in 2006 for about $300,000.

Is a complex like Positano Circle etc. better, i.e. not a condo-conversion?

Maurice,

The Oasis is one of those communities that are known as condo-conversions. When the homes were first built, they were apartments. Then, during the years (2003 - 2005) when the Naples market went crazy, many apartment complex owners, decided to turn their units into condos.

So my answer to you is, that you'll find better construction and amenities in a community that was originally built as a condominium community. For example, in many condo-conversions, you'll be able to hear your neighbors on the other side of the walls.

I would recommend you look at condos that were not originally apartments. However, if this doesn't bother you, because the price is right, I would have to say that the location of The Oasis is great. I also live in zip code 34109, and I'm close to everything. You have a 20-screen movie theater about a mile down the road, as well as a Costco, Home Depot, Staples, Kohl's, and a dozen restaurants in the same shopping complex. The beautiful library headquarters is just up the road, so you can walk to it. The beach is just a quick 10-minute drive away, as is the Naples Philharmonic Center for the Arts. And there are three large bookstores also just a few miles away You'll also be about 5 minutes away from the main highway that runs through Naples.

Maurice, if you'd like to see a list of condominium complexes in Naples, with units priced similar to this one, email me at wownaples@comcast.net.
