How should I approach a preapproved buyer who offered to buy our home that we never listed?

In February a developer who is building a multi-million $ ocean front subdivision further down our road, had their broker contact us to see if we were intrested in selling our home (we're a commercial corner lot on the main rd). We've put nearly 400k into this place and didn't intend on selling so we responded saying we'd sell for no less then that amount (comps are 300k in this market). A few months later the client has withdrew interest, but during that time my wife and I warmed up to selling. I responded by offering a one-time $299k price tag which would include excavation of some out-buildings, new shingles, and that an offer must be made by May 1st or we're going to list with a broker. Client is now interested. If they do make an offer before May 1, what is a realistic time frame to be closed and out of here? I would like to have this property off our hands and moved by May 31, is this acheivable? Is it reasonable to ask them to pay all closings? Would this include my lawyer?

I would say yes, to all three of your last questions. closing quickly, paying closing costs in negotiable... so ask for the terms that you want. the biggest thing is if the buyers get a loan it may be hard to close that fast.. good luck to you and your family
