I have the listing at 80 Milbank and have much information regarding area sales and active listings. In order to provide a specific market evaluation for potential list and rental price for your residence, I would require some additional information ie: size, #BRS, #bathrooms, Garage, SQ FT, Lot size, renovations: Much of this data can be obtained from the townhall field card. However, the data does not reflect improvements or possible errors. There are several original properties (Circa pre-1950) on the street including 80 MILBANK currentlly listed at $1.675 up to $2.1 million range. Many of the original homes are also being marketed as land as building sites for single family and townhouses close to Greenwich Avenue range from $3million-7.5 million. Most recent sales for existing multi-family and single family properties built prior to 1950 have been selling in the $1.2-1.5 million range.
Other streets for consideration for comparables would be Lincoln, Washington, Connecticut, Elm, Ridge and others in the Julian Curtis School District. Is your house the property with the studio in the rear lawn? If your property shares a contiguous lot line with 80 Milbank, then the potential for a developer may be desirable to purchase both properties for new construction opportunities.
