What's up with this house - 2554 Horsham Drive?

Does anyone know why this house has been on the market so long? Is there a problem with it or is it just thatthe realtor has little to no contact info?

This is a wonderful home for the right buyer - it's in Germantown, has a pool (if you want a pool- either you or you don't), has one bedroom downstairs and a good sized lot.

The season for move up buyers and transferrees is approaching - the last 6 months the statistics show, it has been first time buyers, with nothing to sell. The interest rates are low, the inventory is high and deals are out there, not to mention the awesome tax break!

I am seeing in my business a huge upswing in interest from the past 6 months. If it hadn't been for first time buyers though, I don't know that I would be here writing to you now.

Real estate sales are like the "food chain". The little guy buys the starter home, then the starter home seller buys the medium priced home. The middle of the road guy, now buys the destination before retirement home. Along the way, we have the transferrees. They usually buy a better home than they left or want to start over in a new place (better yet, how can they sell the family on the move if they don't).

The house on Horsham is either the move up house or the transplants home. We haven't had a lot of those guys, but they are coming!!!! Don't always blame the Realtor, when a house doesn't sell. Sometimes it is beyond our controll.

I don't know why this home has been on the market this long. It appears to be a nice home in a nice neighborhood. The best reasons I can offer, are that the house was built in 1986 making it 24yrs years old. In this period homes were generally constructed with 9ft ceilings downstairs and 8 ft upstairs, most buyers today are looking for taller ceilings. The wood trim was typically stained, today most people prefer painted trim. The combination of lower ceilings and stained trim tend to make the rooms dark. The house is on a .36 acre lot. There is a lot of beautiful landscaping the front and a pool with wood deck in the back , which leaves little space for a standard yard. Many buyers are looking for yard or children to play in and/or for their pets. If you would like to take look , just let me know.

There is just so much to see out there right now ! winter, the elections, the economy- oh I could keep on going! this area has a lot of trees right now and for some reason our new generation just doesnt want the maintainence, but as the other agents mentioned, older homes are going a little slower unless the price is just a "give away" - keep looking , that home sweet home is out there ! -rates are great !!!!!!!!!!!!
