This amount will differ from property to property and in our opinion should not be viewed as a generalized number or opinion.
The best way to determine a fair offer amount is to have your agent provide a list of comps for recently sold similar homes in the same area as the subject home. By analyzing this information and and making comparisons you will be able to generalize a price range that will help you see both a reasonable beginning offer and sale price limit.
Additionally, this information, can also be used during negotiations to justify your offers and defend your positions.
Everything said so far is completely accurate. The truth is, no one knows how much other people offer on homes so that statistic can't be tracked. What can be tracked is the List Price/ Sales Price ratio and in Columbus, not unlike North Central Mass, apparently, the average is around 97% of the list price.
One thing to remember....that's the list price listed in the MLS, not necessarily the original list price. Good luck. Hopefully your local Realtor will shed more light on that for you.
