The answer is an astounding yes to both questions! In a market such as we are currently experiencing, with short-sales and foreclosures on the rise, both resale sellers and new home sellers are eager to negotiate to get their properties sold. Here's the trick with new home sales...Your realtor MUST accompany you the FIRST time you visit a new home development and sign you in as their client. Even if the new home development claims they will only pay a commission to your realtor and not allow them to negotiate, trust me, I would be able to advise you as to what to accept and what to question. It would be worth your while to have a professional Realtor on your side. There is plenty of room for negotiations, If you'd like more detail about exactly what is on the market in the new home arena, please feel free to give me a call.

Hi there! Oh yes, there are many!!! You can view them at http://www.MyHousingGuide.com Just select the city and the in the drop down menu the year built. I put in 2005 and 6 new homes came up. There are also new developments in the area offering buyer incentives. Here is a new link to a new development by Schapell called Mosaic at Gail Ranch. There is room for movement on the prices.
