there, but they will soon be evicted, and the property will be auctioned. Can I make an offer now? Who do I approach? Do I have to have cash, or can I do a traditional loan process?

If the home is to be auctioned, you will likely need cash. If you can purchase the home from the estate, you may be able to finance it with a traditional loan, although the court may impose its own restrictions "in the best interests of the estate." Do you already have a realtor you work with? If not, contact a probate attorney or real estate agent in your area who specializes in probate listings. I can suggest a few if you need help.
