Looking for informatioin on "High Point" condos in Delray Beach, FL - Barwick Ave & Atlantic Ave boundaries.

I am wondering if High Point is a good condo 55 community to live in? I wanted an "outside" professional responses, as I have relatives who live there. I need unbiased, knowledgable opinions. I realize that there are a few "High Point" communities, but the one I am interested in has Barwick Ave and Atlantic Ave as boundaries. NOT High Point WEST. All answers appreciated. Thank you.

Regarding lifestyle - besides the amenities (pool, tennis, clubhouse, etc.) they do have social activities so you can be as involved or as laid back as you want. The high Point communities tend to be low density communities.
There are other 55+ communities such as Century Village & Kings Point but these are high density communities with 5000 to 7000 units in them. Because of that they have more social activites and amenities (on the + side) but the value of those units have dropped deeper than High Point because there are so many units (a negative).
Part of it is subjective - Some people prefer to live in a villa with no one living above or below them.

I have a condo for sale In high point. It is steps from the pool and tennis courts. It is located behind Club House VI, so there is great privacy which does not exists in some other areas. High Point is a wonderful place to live. We have been residents for13 years but our daughter is having twins and will have three children under the age of 2 therefor we must return to PA.

The condo is spotless and has 2 bedrooms 2 baths ,and is very spacious. The price is $79,900and condo dues are $286 which includes water, sewer, garbage and TV. It has in house laundry all tile, next to new appliances , a very quiet patio and the best neighbor anyone could ever have. Even if you do not buy my condo I think you would be foolish not to buy in High Point Section 5 or6 off Barwick and Atlantic Ave. If you wish additional information you can reach me at 570-604-0413.

Is this still for sale? Canyou walk to the Delray Atlantic Ave restaurants or beach? How far from beach?

I have been living in Delray Beach since 1984 and up to 7 months ago on US 1.Turned 57 and decided to down size,also a 1 floor villa,no stairs!Found a great deal in High Point sec 4 after looking at about 10 units,1 & 2 bedrooms.! bedrooms are a spacious 970 sq ft.Very nice community,well kept,nice pool,and private or very social.I cut my living costs by 2 thirds.Still close to the beach,downtown,and 95.

what are the condo fees in High point/ Are they per square foot?

Eileen thank you for your quick response. I have visited relatives in High Point twice and found it much as you have descirbed. I had hoped for several opinions from other Realtors as well. Apparently, High Point is not high on their list - evidenced by no responses. I do realize that it is not one of the more expensive condo communities, perhaps that's why no one is really interested in replying.

I had hoped for information regarding the life style there, resale value (in 2005 prices were off the charts) comparisons to other condo associations with regard to same.

I am a Snow Bird, stood at High Point 7 for 3 months this year. i think its great, The people are very friendly, there lots of activities. The Pool area is very clean and they just got new chairs, tables and umbrellas. The Condos are very roomy. The whole complex is very well kept and safe.

I have a corner unit for Sale at High Point fully furnished by Atlantic Blvd and Military Trail, it is also available for rent if you want to try it out before buying.

My brother and his wife own a condo in Section One of High Point which we visit each year. Do you handle rental units there or in any of the other sections. My wife and I would like to 'seasonally' rent a unit in 2014.

Good morning. Thanks for your response Raymond - much appreciated. My relatives live in Sec 4, which is the only Section which does not permit you to rent. I have visited High Point twice in the last few years now and I agree totally with your statement. The condos are not over priced - in fact, prices have really come down since my first visit in 2005. At that time, 1 BR's were going for $130,000. I went back again in 2007. I love the fact that they are one floor (very spacious) and in quads. My main concern is the maintenance fees. There is no cap. If foreclosures become an issue in any section, those fees could just keep climbing. But, I suppose that can happen in any condo association.

There are two condos in Sec 7 which I like a great deal myself. Perhaps you put a contract on one of those It's good to hear that you are very familiar with the area and are more than satisfied. Own a completely renovated end unit 2 bed 2 bat villa in Highpoint Section 6. Completely gutted and rebuilt. New design open concept. Wall removed between kitchen and living area. There is granite in kitchen and new two full bathrooms. Full size washer and dryer in the unit. Electric completely upgraded. Most still has original which is not up to grade in todays market. Lots of open space and all villas which is why this is the most sought after section and rarely have two bedroom end villas on the market. Very close to clubhouse and pool, and section six is a self managed community. All new windows and hurricane shutters. Includes water, cable, and other amenities. I have just refurnished the entire villa and all is negotiable. I haven't lived here long, absolutely love it but now that my boys are married and I have a grandson, I want to move back north and possible become a snowbird for the winter months.

I have just placed a contract on a 2 BR 2 BA villa in High Point 7, Delray Beach, Florida 33445. My family has vacationed there for nearly 25 years and we agree with the other response: its pleasant, quiet, warm, and ample.
I am turning 55 and see my future and the future for my siblings in High Point . Delray Beach is a marvelous community because it isn't crowded, vertical, over priced. Delray Beach has great beaches and a lovely vibrant downtown which is growing.
The values in the High Points are in space for the dollar. You can spend more for your home..that's your choice. There is value in the High Point property.

I have listed and sold in the HIgh Point communities. They are well kept, quite communities. They seem to be well managed but you'd have to look at the current financial statements to judge for yourself. The people I know that live there have lived there for years & continue to enjoy it.
