Being Relocated to Fountain Valley CA from Chicago.I need help figuring out where I should live.

Hi everyone! I'm looking for a SFH min 3bed 2 bath house close to the beach. I want to live in a very safe community. Will I be able to find something close to the beach for 700k? My office will either be in fountain valley or Anaheim area. I'm getting transfered in September from Chicago.

There are many choices in your price range right now given the current market. Close to the beach, depending upon your definition, may limit you, but there will still be plenty of options, especially if your definition of close to the beach is a mile or two : )

Bryan, the truth is....there is a TON of properties that fall within those parameters. And as the time grows nearer, there will be a TON more. One of the best things going for you right now, is that Orange County has had a large rise in Foreclosures. If you want the best deal.....right now, buying a Short Sale is the key. This is when you buy a house for less than what the seller owes. These homes usually are selling for 10-20% below market value. However, they are quite tricky to complete. This type of transaction requires someone to negotiate this deal with the seller's present lender....the same lender that they are in Default with. This requires a Short Sale Specialist, not just a normal Real Estate Agent.

A Short Specialist to me is: someone who has been working with and negotiating loans with a variety of different banks, for many years. Someone who also has his/her Real Estate License so that they can help you buy/sell your home. Someone who is a Realtor....a member of CAR, NAR, and OCAR. Someone who isn't scared of picking up the phones and getting a deal done.

As Sandra mentioned, Belmont Shores & Belmont Heights are two locations in Long Beach that offer walking distance to the beach. Working in Long Beach I am very familiar with this area and would love to send you some listings, but as I mentioned before it would be to your benefit to see if your company does offer relocation benefits for their employees.

Possibly. If you want HB, out of the 7 properties that are actually walkable to the beach, only 2 are normal sales. The others are in pre-foreclosure and can be difficult transactions that may take 2-6 months or may not happen at all. (Not fun when you are relocating...)

My opinion of close to the beach might be different from yours (I think of beach close as walkable), but HB would be a fairly close commute to Fountain Valley. So would Belmont Shore or Belmont Heights in Long Beach. Costa Mesa might also be worth looking at. You can still bike to the beach while having easy access to the highways to get to work. All of these areas have a particular "feel" to them, so you need to decide which you are most comfortable with. Will you be making trips out here before September to look around or will you be hotel-bound until you find something?

One way to stretch your price range and get into some of the beach close areas would be to consider a duplex or other Residential Income Property. The conforming loan limits changes might work for you since you are no longer a jumbo loan and fall into the high-end conforming category. This will depend on whether that type of lifestyle is something that works for you. Not everyone wants to be a landlord.

Bryan, I've found over 60 properties under $700,000 with minimum 3 bedrooms and 2 baths that are within 5 miles of both Fountain Valley and the beach. I'd be happy to forward these to you with additional photo's so that you can get a good idea of what's available on the market right now. Have you also considered leasing a property for a while so that you can look around and get to know the area better? I'd be happy to help you with homes on the market for lease as well.

Have you checked with your employer regarding relocation benefits. Many companies offer their employees these benefits to help in the relocation process. They usually have contracted out with real estate companies and try to match you with an agent in the area that you are looking for. These benefits usually come with a nice incentive package. You might want to check this out before looking for an agent on your own.

I work for Coldwell Banker and have assisted many buyers and sellers that have relocated to and from California. Huntington Beach may be an area that you might want to consider, there are SFR in your price range. Without knowing exactly where your work is located in Fountain Valley, you could be just minutes away.
