Asked by ddd, 34470 Sat Apr 12, 2008

We are looking to sell our home in PA and buy another in FL I would like to know with a credit score of 680 how hard would it be to get a fixed loan with a good down payment after completing a Chapter 13 bankruptcy?

Hello to PA from another Pennsylvanian transplant to Florida Panhandle. Your best bet would be to contact a couple of lending institutions. I can put you in touch with a few that I know are really good, but you haven't given me enough information to begin to assist. Send me an email and let me know a little more contact information, and I will put you in touch with a couple of people that might be able to answer your questions. Give a look to the panhandle--Niceville/Destin-- lots of Pennsylvanians located here!!

Planning is the key to your success. Do you plan on staying in the same line of work or are you going to be making a career change also? Can you transfer with the same company you have now? When you say a good down payment are we talking 50% down or less? Of course the more money down means the less risk a lender has to take and they always like to see a customer come to the party with a full wallet. If you have not been discharged from your 13 it will take the trustee's permission to purchase. Time on job will be the key to your loan. The best thing you can do is get pre-approved for your loan. You could always start out with a owner financed loan that you could convert after you get settled in down here and then find a traditional reporting lender after a couple of years on the Job
