There are a couple types of representation in Florida. It sounds like you want a "single agent" and you want to use that term when interviewing agents. Agents can't be a single agent to a buyer and seller at the same time so if you are interested in a listing from the same office you have 2 options - forget about the house OR allow the agent to become a "transaction broker".

Ask them:
-How long have they been in the business?
-What is the ratio of list price to purchase price for their buyers? What is the area average? (You want someone who can find you a good value, and help you negotiate hard for it.)
-How will you communicate with me?
-Ask for testimonials from past (recent) customers.

Where exactly are you looking? I would interview several agents to make sure you get the best agent for you and fits your needs. If you need a referral I can help you by putting you in touch with a top agent in the area you need. Our international Realogy network includes the largest international relocation company CARTUS along with such real estate brands as; Coldwell Banker, ERA, Century21 and Southby's to name a few. Only the top agents in an area no matter who they work for are allowed to take referrrals so if you need one to interview we can help you.

Just drop me a line.

Most Realtors represent both buyers and sellers. Keller Williams has some great agents in the Fort Meyers office! Check the link below.
