relocating to jacksonville fl on a 5 year physican contract......would like buyer agent?

I am single, looking for nice area, condo townhouse close to activities city, sports, clubs, and sports any ideas

Advice from a doc who relocated to Florida for a job at Mayo, rent.
I also found the market unstable and this has worked out well, especially as some of homes I was thinking about buying a year ago are still on the market and have price reductions up to 200K!

Having worked with many physicians most request to live within 20 to 30 minutes of the hospital in which they work. I understand that this is a response criteria required by many of the hospitals. Most all of our hospitals are near Condo and Townhome communities that will meet this requirement.

My advice to you is live somewhere CLOSE to where you work. You will put some serious miles on your car in Jacksonville! Traffic can get nasty and it's no fun when it's hot outside. Whatever office you are close to, try to get as close as possible to that office! Good luck!

Sorry the areas you first thought you liked disappointed you

Eagle Harbor and Fleming Island Plantation are two areas I personally like. There are some very nice homes listed for much less than homes at Berkman Plaza , San Marco or RIverside.

Eagle Harbor and Fleming Island Plantation both offer townhomes and duplex homes with full lawn maintenance. Eagle Harbor actually has an Activities Director on Staff to coordinate all the activities available for residents there.

Well my trip to jax was busy getting the credentials and professional issues taken care of......
did have a few days to explore the area......and was somewhat disappointed...... it is surely not ST Petersburg fl...... the downtown area by berkman plaza was a disaster......would never live there......
the beach was nice but unfortunately very far from were i will be working.... guess it will be riverside/avendale or southbank if a condo....... I also figured since i like to play golf to look at some golf course communitiies.........find eagle landing and the eagle harbor areas....

for now it looks like coroporate rental in the strand building and more searching......
the market is a tricky one and since i am not retiring in JAX (100 per cent sure) do not want to get stuck with a property..... will not do a short sale or foreclosure only

I think you have made a wise decision. Your friends should know their way around, and can help you navigate condo neighborhoods that may fit into your lifestyle. There are luxury condo's in Orange Park on the St. Johns River that are an easy 10 Min Commute to NAS. The area is older ,quaint and very beautiful. Be sure to take a drive there. I am attaching a link that will be active until may 18th giving you access to some of the condo's available in Downtown, Avondale, Riverside, San Marco, San Jose and Orange Park. These condo's may offer what you are looking for as to neighborhood and convenience. Driving directions to the condos are included. Best of luck. thanks for the information and certainly whatever resident style i decide on will need to be maintence free
ie lawns etc......... usually that is hard to find in single family place unless 55+ which I am not....also I am better off spending those hours working as a physician and paying the cost for services.....
that is why a place like berkman plaza looked promising.....i would not be interested in apartment condo conversion. best plan is to visit my friends in jax next week and get a lay of the land

may have to rent or stay in hotel for a while rather than make a mistake........

I would move cautiously on Berkman Plaza. I have clients who are older retirees living there. They love it and it works well for them since it is near the hub of public transportation. I understand from them that not many acutal home owners living there. A lot of vacant or rented investment properties. Lots of investors invested in Berkman during the period leading up to the Super Bowl. I had several units listed that did not get much action after the Super Bowl. The condo fees are higher than most at a little over $500 a month.

I have visited them several times. Downtown Jax is very peaceful in the evening.

Thanks to all that replied and i have been checking websites and feel i will probably end up downtown, avaondale/riverside or san marco........ i will come pre-approved and will be working at the navy hospital JAX as a civilian contract radiology physician........... the berckman plaza properties look nice but i am concerned because it seems like the prices have dropped alot.....does that mean the properties are in trouble??????? would hate to buy into an association that is troubled...... will be to busy for trouble......
I am trying to solidfy a trip probably after the 9th of may but could be next week......... i have a good friend i can stay with for a few months before she leaves for penn st practice......... so no immediate hurry.....and like everyone i am very gun shy about the real estate market right now....

I have the perfect home located near Fernandina Beach . The home is about twenty-five minutes from Jacksonville. Take a look at the website homesandland.com MLS 46277. Since Jacksonville is such a big town it all depends on where you will be working and how much time you want to spend in the car driving to and from work. If you let me know where, I can send you a link of all the condos and townhomes close to your work place and also close to activities and sports. Jacksonville is a big town and traffic can get pretty bad during rush hour. However, we have a great Better Jacksonville plan thru the city that are working on improving and widening the roads to help lowering the traffic. Jacksonville is a great place to live! Rod, Palm Coast is 20 mins from Daytona Beach and I think about 45 mins from Jacksonville. Google map it, then you can really see where it is and if it would be a place you would like to live. We have just lowered the price of our home, so if your interested please let me know.

I am a homeowner in the rivreside area and just love it here, my home is for sale, and when I move I will stay in this neighborhood. On my block alone there are 2 doctors 1 @ shands and 1 @ stvincents a respitory therapist a physc doc and I dont know how many nurses, riverside is very close to NAS about 15 min ride, as far as those condos downtown, some are now selling for 60,000, could be a good place to live, I myself dont like the idea of no yard, riverside / avondale areas mostly have very small lots and the time it takes to do your own lawn is only about 1/2 hr a week or you could pay someone $100 month to do it for you, if you would like a link for my house for sale lemme no or write to confusedseller@gmail.com

My home will be available for RENT/Sale come August. The current renters contract will be up. She wants to continue, but she has been too whishy washy to keep on with her payments. The house is 2350 square feet with 3 bedrooms and 2.5 baths. It's a little larger for a single person, but the current tenant is single and lives there by herself and loves it! We are planning on getting a lawn care company to take care of the maitenance. The home is on 6th Street so it's only 6 blocks from downtown. 8th Street is the road that takes you to to the Jaguar Stadium and you can see the fireworks for the Suns games on the weekends. It's really nice! All hardwood floors, granite counters and custom kitchen cabinets. You would LOVE the neighborhood too. Lots of events and things to do almost every weekend. How was your visit to Jax? There are also really neat homes/condos/lofts/whatever you might call them in Springfield on Market Street. A gentleman converted an old school into these really great living spaces. It's in a historic area that is awesome! My husband and I have a house we are selling in the neighborhood as his work has taken us up to Virginia. Jacksonville is a huge city with so many different areas to choose from. If you aren't already working with someone I would love to send you a relocation package. It has information about Jacksonville and the different areas of town from the Historic districts to the Beaches. If your plan is to be in Jacksonville for 5 years, then consider all of your options. Though non of us have a glass ball it is important to look at the demographic trends of the area to determine if you want a condo, townhouse or perhaps a single family home in an area where they maintain the lawns? Jacksonville condo market it improving, but many are taking a hit on resale values and lawsuits. We are seeing lawsuits with a couple of condo conversions which are making these communities very hard to resale as Buyers can't get financing to purchase them). Some lenders are requiring 10% down in the event that you purchase a condo. There is so much more to consider and I can talk and walk you through the process.
